He said, “I’ve seen the news and I know we are in a seller’s market.“ This is what a homeowner said after doing some research and asking me to help him sell his home. He was probably referencing data like what is pictured. So let’s talk about this…

If you have listed a home for sale in the Fort Bragg area, you KNOW these numbers are not true unless you have significantly underpriced or offer some competitive features.

👩🏻‍💻 I like NAR and consider a lot of their insight very useful about the real estate industry. HOWEVER… this graphic is nowhere close to capturing our market (and I would argue MOST markets in the country). I don’t know which ones are so strong that they are skewing the data, but this is not an accurate reflection.

But this is not all bad news! You can still absolutely sell your home. We just need to be intentional about how you approach it.

Just negotiated a multiple offer situation on this listing after 4 days on the market. Haven’t seen that in a while! A home across the street has more “glam” and has been on the market for 6 months. Did I “underprice” this one? Nope. In fact, some comps would say we’re priced high. It does have some updates (new hvac, floors) but not everything is in like-new condition, and if I’m honest, there is not a ton of Wow-factor. So how did we do it??? By being realistic. Because time is money.

We priced just below the top of our range, and from day 1, I advertised a credit incentive to the buyer. Why not? They’re going to expect one anyway… might as well take the guesswork out of it so they don’t wait me out. It paid off. I engaged each showing agent directly, highlighting key selling points and financial incentives.

This is NOT the market to just drop a sign in the yard and a listing in the MLS. It is important for both buyers and sellers to be strategic and every situation is different.

If you have a move coming up, let’s talk about it. The more lead time we have, the better.

(This home is one of our family investments, so I had full control of how we listed and prepared the property. It’s not always this simple. 😬)

Don’t believe the TV shows. 😆 Working in Real Estate is not all glam, or even mostly glam. It is:

- 📈Nerding out on market statistics
- 😓MONTHS of Unpaid work due to a terminated contract
- Learning more than you ever dreamed about termites, HVAC, septic systems, and soils
- 🕷️Walking “icky” homes for that investor
- Unforeseeable Title issues
- Navigating divorcing couples, and other family drama. (This can actually be rewarding and keep things interesting!)

It is ALSO:
- 🥹Being there when the happy tears start flowing
- Saving a homeowner in foreclosure from the looming auction
- 🙏🏻Praying with a family over their new home right before closing
- 👩‍💼3 days of negotiation to reach the right win-win deals to enrich the lives on BOTH sides
- The “THANK YOU SO MUCH 😭” at the end of the process.

My clients become like family for these very reasons. It’s an honor to support them, and an honor to mentor my teammates as they walk this path as well.

Over the past year, my priority has more about pouring into this amazing team of Agents than my own business. Despite fewer posts, I’m still out there in the market, whether for the team, the community, or supporting a client directly.

There has been so much positivity around this amazing group of people, and I’m honored to be a part of it. I might be biased, but I feel like we have something pretty special going on. LOVE seeing the growth, in both business and personal lives.

Worthy donation opportunity! A trafficking survivor works 7 days a week to support and off-ramp other survivors. (She’s one of Fayetteville Observer’s 40 under 40!) Meanwhile, she has also been fighting the downward spiral of poor living conditions impacting her family’s health and finances.
