🫣Dont finance a car. Don’t lease a car. Just wait until after you close. Its only 30-60 days!

🫣Resist the urge to hand over the keys and become an influencer. Keep your career and especially don’t switch from W2 to 1099 incoming. You need history within your field.

🫣I know offers great incentives when you open their card, but that’s a hard no. Don’t open and dont close any new lines of credit. Financing furniture and appliances also needs to wait until AFTER YOU CLOSE.

🫣Have a not so on the books ? Cool. Don’t deposit any large sums of cash. Everything needs to be above board traceable.

What do new construction homes under $400k look like around Ft. Bragg? 🤔

Starting under 300k to $385k, we have quite a few.

Lot size, finishes, square footage, and location all affect the price.

A lot of families pcsing to Bragg choose new construction because it can be locked down so far in advance and there are a lot of incentives happening with new construction at this time like help with closing costs, extra appliances or blinds, or rate buy downs. 😯

You can use a regular no money down VA loan on these homes and deposits I’ve seen in the last 30 days range from $500-2500 in this price range.

Remember, you don’t start paying the mortgage on your new build until it’s finished and you close on the home.

Let’s Talk the 5 Fires of Buying a Home 🏡

NC inspection reports are daunting; seriously can be so scary! 👻 They range from $350-600 and can be 80-150 pages long. They convince you the home should be bulldozed 🚧 Don’t freak out! Determine which items are the most important to repair.

Inspections happen during the “due diligence period,” which often lasts 7-21 days after an accepted offer.

Once you have the inspection report(s), decide on which repairs are MOST important. Your realtor requests the sellers fix these items, usually at the seller’s expense. The seller can respond by fixing some, all, or none of them. They can also issue a monetary credit instead of doing the repairs. Sellers are not required to make any repairs for you (and you can choose not to buy the home/the lender can choose not to loan on the home). Requesting repairs is NOT a time to renegotiate the purchase, ask the seller to rebuild the home, or ask for the entire report to be fixed “just to see what they say.” 🤭Instead, work to find a solution that moves the process forward ✅

🤔 What does a general inspector NOT do?
-Test the heater during a heat wave
-Test the AC on a freezing day
-Check under flooring or in walls
-Move the seller’s personal property
-Schedule your water or power to be turned on (make sure it is before an inspection!)
-They are not an HVAC, roof, plumbing, electrical, or structural expert 🙅‍♀️

🙆‍♀️ North Carolina is a “caveat emptor” state, meaning “buyer beware.” The seller can choose “no representation” on their residential property disclosure. This means it’s up to YOU as the buyer to conduct the necessary inspections on the home 🏠

Beyond a general inspection, you can also have a radon, mold, HVAC, chimney, roof, plumbing, electrical, termite, or structural inspection (at your own cost 💰)
