Welcome to another episode of "What were the builders thinking?" Today we’re inspecting a massive estate, but the crawl space layout tells a completely different story.

​Deep in the center of this incredibly tight, low-clearance crawl space sits a tiny, undersized water heater. Not only is it vastly too small for a house of this size, but look at the accessibility! If this tank ever leaks or needs a standard replacement, a plumber is going to have to practically teleport it out of here. There is zero clearance and zero functional access.

​This is exactly why you don't skip the home inspection process, even on brand new or high-end luxury real estate. Builders make mistakes, and a certified home inspector is your last line of defense before you sign on the dotted line.

"We’ve always done it this way." 🛠️

​Those six words are the most expensive words in home building.

​Take a look at this brand-new construction build out in Bella Vista. From the street, everything looks flawless. But when you get up close on the composite siding, you notice a massive, invisible vulnerability: missing Z-flashing on the horizontal wall joints.

​A lot of installers skip this step because "it's how they've always done it," or because they assume the house wrap is doing all the heavy lifting. But manufacturer standards exist for a reason. Z-flashing is specifically engineered to route water out and away from the home. Without it, you are relying entirely on caulk—which shrinks, cracks, and fails within a few years—inviting moisture, rot, and structural headaches right into the wall cavity.

​So I have to ask you: If it was your hard-earned money on the line for a new build, which would you prefer?

Instead of automatically closing to protect the living space, the hinges are so poorly adjusted that the door swings wide open on its own.

🏗️ New Construction... or New Obstacle Course?

You can’t make this up! I’m out here in Northwest Arkansas doing a new construction inspection, and I found a gas line running directly in front of the electrical shut-off.

​The best part? The city inspector wedged the "Passed" tag right between the two! 🤦‍♂️ Safety is about more than just checking boxes; it’s about making sure your home's systems actually work together.

​In a real emergency, you need to reach that shut-off fast. This is exactly why a third-party home inspection is a must, even on a brand-new build.

​Don’t assume it’s perfect just because it’s new.

Check out what I found during a recent inspection in Pea Ridge! At first glance, this shower looked perfectly fine. I ran the water and tested the surround just like any standard inspection, but it wasn't until I pulled out the thermal imaging camera that the real story emerged.

​The infrared scan revealed a slow leak seeping under the wall, traveling directly into the bedroom and soaking into the carpet. Without thermal technology, this hidden moisture would have gone undetected, potentially leading to major mold issues and structural rot down the road.

​This is exactly why choosing an inspector who utilizes high-tech tools is a game-changer. I don't just look at a house; I look through it to ensure your investment is truly protected.
