🏡 THE FAYETTEVILLE REAL ESTATE MARKET HAS CHANGED — BUT THAT DOESN’T MEAN IT’S BAD.
Compared to this time last year, buyers and sellers are dealing with a different market.
Right now in Fayetteville:
• The median sold price is around $255,000, up about 2.6% from last year. (Realtor)
• Homes are taking around 50 days on the market, which is about 14% longer than last year. (Realtor)
• Active listings are up nearly 7%, giving buyers more options to choose from. (Realtor)
• Zillow shows the typical Fayetteville home value is basically flat year over year at about $227,000. (Zillow)
So what does that mean?
SELLERS: Pricing and presentation matter more now. Buyers have more choices, so simply putting a home on the market and waiting isn’t enough.
BUYERS: You may have more negotiating power and more time to compare homes than you did last year.
