​When you’re touring an open house, it’s easy to get distracted by the gorgeous quartz countertops or that massive walk-in closet. But as a home inspector, I look past the staging to find what's really happening under the hood.
​If you're house hunting, make sure you (or your inspector) look closely at these three often-overlooked areas:
​1. The Base of the Water Heater: Don't just check if the water gets hot. Look at the very bottom of the tank. Rust, mineral crusting, or tiny damp spots are early warning signs that the tank is failing from the inside out. Replacing one can run you anywhere from $1,200 to $3,000+.
​2. The Attic Joists: Everyone looks at the roof from the outside, but the real story is told on the inside. Dark staining or white, powdery mold on the attic woodwork indicates poor ventilation or an active leak.
​3. The Electrical Panel Cover: Take a close look at the labels. If the panel is messy, missing labels, or features unbranded breakers crammed into the slots, it’s a sign of amateur DIY electrical work—which is a major fire hazard.
