In my adventures this week I discovered this GEM underway in Lowell ❤️🥤

In 2021, as a resident of Moore, OK I discovered the first OKC location a few miles from me. It became our "Friday After School Treat" because of Happy Hour 🧡My Tea was the Turbo Citrus 🧡 (with extra caffeine 🤣) That one has fallen off the menu and I am not happy... but whatever. So, I believe opening day is around the corner and I am excited!!
PS the Texas Chai is really good family faves are the Sweet Blueberry Green and Sweet Mint.

Add your taxes to your mortgage payment or not?
I did a google search and here's what came up. "Escrowing your property taxes in Arkansas simplifies your budget by rolling these costs into your monthly mortgage. However, it removes ""financial flexibility"". The choice depends on whether you prefer hands-off automation or direct control over your money."
MY EXPERIENCE: I have had the letter in the mail where we would owe $285 for example AND our house payment was going up $75 or $175. It happened a few times. When we bought our current house we chose to NOT escrow our taxes. Instead, we get the statement in the mail (probably in January) and taxes are due in October. We stash money for the few months and pay in October. This is more manageable for us VS having our payment go up.
