I have always known this as the "inspection period". During the 1970s & 1980s, the real estate market operated heavily under the ancient legal doctrine of caveat emptor (let the buyer beware). Sellers and their agents had no legal obligation to disclose even known material defects, shifting the entire financial and structural burden of discovery onto the purchaser. Most buyers purchased properties “as-is”, relying on their own judgment or informal walkthroughs with family members. Professional home inspections did not become a standard, expected part of a real estate transaction until the 1990s.
"Buyer agency" was established in the late 80s and early 90s. Prior to that all agents legally represented the seller. Any agent showing you a house was a "sub-agent" of the seller whose primary legal duty was to get the highest price for the seller.
