I try really hard to go above and beyond for my clients. Today, I’m mowing my client’s yard because they conveniently live right next door. They don’t need to get complaints from the HOA, so you just do whatcha gotsta do!

Thankfully, it will be on my landscaper’s schedule to be cut until the property is sold and this will be the ONLY time I cut it. 🤞🏼 🥵🥵🥵

When I saw the condition of the wrought iron handrail at an upcoming listing, I knew something needed to be done. My clients have their hands full with other projects so I chose to tackle this one myself.

Man, it was A LOT OF WORK! There were so many coats of paint and years of rust that needed to be removed. I tried everything to make it easier and faster.

My hands, forearms and back HATED me and the MOSQUITOES 🦟 absolutely LOVED me. (Those little mother truckers 🤬)

I was a few hours away from being finished with the final section of sanding, when the craziest rain storm came in and then it rained on and off for the next 5 day. I wanted to cry because I know what happens when raw iron when it gets wet…. RUST!! 😫😫😫😫

Fortunately, Rust-Oleum makes a spray on primer specifically to cover “flash” rusting because I was absolutely NOT sanding the handrail again. Thankfully, it covered the new rust and after a couple more days of rain passed…and VIOLÀ! She was DONE!

It isn’t perfect by any means but it looks 💯% better than it did before.

If you hadn’t already noticed, I’m not your typical real estate broker, I like to get my hands dirty and do what I can to assist my sellers to preparing their homes to be sold. I paint, patch holes, clean, do yard work, fix cabinets and manage crews to renovate and update the interiors when needed.

And I LOVE IT!!

At this point in my career, I've reviewed hundreds of home inspection reports. You start to recognize the same issues over and over.

The pre-listing home inspection my seller referred to is the list I gave him after my initial walkthrough of items I recommended addressing before we listed. Two of the things I pushed the hardest for weren't even repairs. They were curb appeal improvements.

He wasn't sold on the idea at first, but after a couple of conversations, he agreed. We added shrubs and flowers beneath the front windows to create a focal point, and he pressure washed the driveway, walkway, and front porch.

Take a look at the before and after photos.

First impressions matter, but so does deferred maintenance. When buyers see a long list of neglected items, they start wondering what else hasn't been maintained. That uncertainty can cost you offers or lead to difficult negotiations after the inspection.

If your budget doesn't allow you to do everything, that's okay. Focus on the items that will have the biggest impact. Every repair or improvement you make before listing is one less concern for a buyer.

Today's buyers have choices. The homes that stand out are the ones that show they've been well cared for before they ever hit the market.

I’m a little behind on my postings! 🫣

We were super grateful to have been able to get this one back under contract a couple of weeks ago. The original buyer unfortunately had to terminate right before closing. The Army likes to keep people on their toes. 😅

The new buyers saw it as a sign and they knew the house was meant to be theirs! They are super excited and have big plans for this beautiful home.

We are expecting to wrap this up in a big giant bow a week from today!
