🚗 War Eagle Fair collects parking fees at the EXIT only. This helps us keep traffic moving and gets everyone parked as efficiently as possible.

If you are asked to pay when you ENTER a parking area, you are parking on a neighboring property—not in War Eagle Fair parking. That’s perfectly fine! Just remember that any parking questions or concerns will need to be directed to that property, and make a mental note of where you parked before heading to the Fair. We are unable to shuttle to those lots.

What’s happening today? Well…the mobile office needed an update. 😂

A new radiator was on the agenda this morning. I called 1-800-Radiator & A/C here in Springdale and they had what I needed and were great to work with.

Always good to support another local business—and hopefully keep the mobile office on the road for a while longer!

Friends, if you or someone you know has been looking for a fixer-upper or project home, I may have something worth seeing.

I toured a vacant home yesterday with a Fayetteville address that’s only about five minutes from I-49. It needs some work, but I think it has a lot of potential for the right buyer.

The property is being sold through an online auction, and bidding ends in four days.

🏠 Buying a fixer-upper? There may be a financing option worth knowing about…

FHA 203(k) loan allows qualified buyers to finance the home AND eligible renovation costs in one mortgage.

That could mean looking for properties that need some updating—potentially opening up more options and less competition.

Projects may include things like:
• Kitchen or bathroom updates
• Flooring and paint
• Repairs and improvements
• Larger renovations

There are additional FHA requirements, and not every property or project will qualify, so working with a lender familiar with 203(k) loan is important.

Income still has to qualify but rural loans are used to buy in areas like Farmington, Prairie Grove, West Fork.

Most people have never heard of this, and it might be the most realistic path to a home right now.

The median home price is still above $400,000. Around 75 percent of homes for sale are unaffordable to the typical household, and there are now hundreds of cities where a starter home tops $1 million. For a lot of people, the existing market is simply closed.

The USDA single-close construction loan is a way around that. It lets eligible buyers purchase land in a rural or semi-rural area and build a home with no money down, all rolled into one loan. You're not fighting a bidding war. You're not buying someone else's 1980s kitchen. You build what you want, where you want, on land you own.

It won't fit everyone, and rural does mean rural. But if buying an existing home feels impossible where you are, this is a door most people don't even know exists.

Worth looking into before you decide homeownership is off the table.

Great morning touring the DR Horton communities in Farmington and Prairie Grove with Nick Olano D.R. Horton Northwest Arkansas. Thanks for taking the time to show me around and explain the different floor plans, neighborhoods, and buyer incentives.

One thing that stood out is that qualified buyers may be able to take advantage of incentives that can help lower their interest rate or reduce upfront costs.

When real estate pros tour homes together it’s basically HGTV with opinions. 😂

It’s fun seeing properties through the eyes of people who do this every day.

Northwest Arkansas has some great homes but the best part is the community and friendships built along the way!
