Look out for longer commute times on Strickland Bridge Rd due to traffic changes caused by the opening of a new section of I-295

New Bridge for I-295 in Fayetteville Set to Open
The Strickland Bridge Road overpass will require a new traffic pattern

FAYETTEVILLE โ€“ The new alignment and bridge for Strickland Bridge Road is expected to open Saturday afternoon as part of an altered traffic pattern.

A contractor for the N.C. Department of Transportation is planning to open the bridge, and make other final preparations Saturday that will affect this road and two others connecting to it.

The bridge will be part of an interchange with Interstate 295, also known as the Fayetteville Outer Loop. While the highway going underneath the bridge remains under construction, traffic will be able to travel back and forth on the bridge after it has opened.

The bridgeโ€™s opening will allow the contractor to also permanently close a section of Century Circle that will be formed into a dead end adjacent to the new Strickland Bridge Road exit for I-295. In addition, a new intersection with Strickland Bridge, Stoney Point and Barefoot roads will be opened Saturday under a traffic signal.

If unforeseen circumstances slow progress Saturday, the contractor will complete the traffic changes on Monday.

Commuter patterns affected

As a result of these changes, people in western Fayetteville accustomed to traveling directly to Century Circle via Strickland Bridge Road to reach two public schools and a county library will need to use the new Strickland Bridge Road overpass; then turn right at Stoney Point Road at the new intersection; then right again onto Century Circle.

People should be mindful of the longer commute using the new route, and slow down and be cautious near this work zone.

NCDOT awarded a $151.8 million construction contract in 2022 to complete this final, 5-mile segment of the outer loop between Camden and Raeford roads. The Strickland Bridge Road interchange is a part of this final segment, which is on schedule to be completed and opened by the summer of 2026.

Starting August 17th, no REALTOR will be able to unlock a door without you first signing the agreement. This is non-negotiable and is part of a legally binding settlement for all REALTORS.

The Buyer Representation Agreement is a contract between you, as the Buyer, and your REALTOR. It outlines the details of your relationship, roles and responsibilities, and the REALTORโ€™s compensation. The compensation/commission stated is the MAXIMUM amount your broker/agent can receive from the transaction.

๐Ÿ’ต ๐’๐Ž, ๐๐”๐˜๐„๐‘๐’ ๐๐Ž๐– ๐‡๐€๐•๐„ ๐“๐Ž ๐๐€๐˜ ๐‚๐Ž๐Œ๐Œ๐ˆ๐’๐’๐ˆ๐Ž๐?

The agreement states that the Buyer is responsible for commissions; however, there are situations where others, including the Seller or the Listing Broker, may cover this cost. Reach out to your agent if you have questions about your specific scenario.

Historically, Sellers paid the Listing Broker a commission, which was then shared with the Buyerโ€™s Broker. However, this led to a misunderstanding that โ€œThe Seller pays the Buyerโ€™s Agent,โ€ which isnโ€™t entirely accurate. This misconception resulted in a class-action lawsuit, driving these changes. With the new NAR settlement, Agents/Brokers cannot advertise ANY compensation via the MLS, meaning Buyerโ€™s Agents arenโ€™t guaranteed compensation like before.
