Today has been a heartbreaking day in real estate. Its breaks my heart every time a perfect home slips away from someone because houses are moving so fast in NWA.

I just want to remind/offer a tip everyone. If you see a house you like be ready to jump.

Renters: Please be ready to fill out an application and have your fees and deposits on hand when we look at homes. Especially for rentals under 1000.00

Buyers: I know many lenders that are great for good credit, bad credit, low closing cost, low interest rates, no down payment. 1st step is get an agent. Second step, get a lender to say YES! 3. Look at houses. You cannot lock in your offer without a letter from the lender saying you are good to go!

Sellers: If you price your home correctly and take a few steps to make it more marketable: be ready to move out!

1. Be Prepared to Act Quickly. Here is the deal: Especially in NWA if your budget is under the average home price of 250,000.00 everyone is looking to buy that home! I see houses list and 2 days later they are sold! If you want to start looking at houses the best way to get a good deal is to already have you financing in order.

I hear everyday someone say: I want to buy if I find a great deal!

That is amazing! Except you'll find they great deal and in the time you spend talking to a lender and getting your approval letter to make an offer, that house may already be gone!
