Every seller wants the same thing: a fast sale, a clean offer, and top dollar.
The sellers who get all three usually do these 5 things before the listing goes live:
1. Price for today’s market not last year’s market. Buyers are watching rates, monthly payments, and options closely.
2. Know your concessions upfront closing cost credit, rate buydown, or home warranty—decide before the offer comes in so you can negotiate with confidence.
3. Walk through your home like a buyer fix the small things: burned-out bulbs, scuffed walls, loose handles, sticky doors. Buyers notice the details.
4. Do not go live before you are ready the first two weeks are your most important window. Make sure your home is market-ready before the sign goes in the yard.
5. Know your next move before accepting an offer, know where you are going next. Hesitation can cost you a ready buyer.
