Bradford pear is now banned for sale in Ohio, Pennsylvania, South Carolina, and Virginia, and South Carolina actually pays homeowners to remove it and gives them a free native tree as a replacement. We’ve walked hundreds of homes in our careers. These are the top things we look for!

1. Lot Grading and Water Remediation

•Ground sloping towards the foundation
•Standing water near the home
•Downspouts dumping water near the house

Poor drainage can cause foundation issues and crawl space moisture. Even if the home is on a slab, water pooling and erosion around the foundation aren’t healthy for structural integrity.

2. Know what your pipes are made of! Water and Sewer!

Common types:
•PEX (modern & flexible)
•Copper (durable but expensive)
•PVC (common for drains)
•Galvanized steel (older homes – may need replacing)

Some materials may be near the end of their lifespan and others are known for failure! Make note of what the plumbing is made out of and factor this into your decision.

3. Roof Condition

Check for:
•Missing or curling shingles
•Dark patches or soft spots (Attic / Sheathing)
•Sagging roof lines
•Moss or heavy granule loss in gutters

This is one of the priciest items to replace. Do a visual inspection of these items before writing an offer.

4. Subfloor damage (water or termite)

There can always be previous damage lurking, but it’s easy to tell if something more serious is happening underneath the flooring.

Walk the floors carefully and note

•Soft or spongy spots
•Uneven floors
•Notable damage to baseboards

This can indicate subfloor damage, moisture issues, or structural movement.

Termites are prevalent in the south, so even if the home is on a slab and has no subfloor, check baseboards for

• Soft or hollow wood
• Pin holes
• Bubbling paint
• Mud tubes near the trim

There’s a plethora of things to consider when looking at a home, but these are our top items to avoid surprises during inspections!
