As we head into tomorrow’s highly anticipated Fed meeting—and the likelihood of a rate cut—it’s worth stepping back to look at the 30-year fixed mortgage rate trend since Jan 1, 2025.

Here’s the reality I’ve said many times before: the Fed doesn’t directly set mortgage rates—the bond market does.

✅ So far in 2025, the Fed has cut rates exactly ZERO times.
✅ Yet, mortgage rates have already dropped about a full percentage point from their highs earlier this year.
