More choices are hitting the South Sound market, but it’s still not “easy mode.”
Thurston County inventory was up 27.5% year over year in July 2026, one of the biggest jumps in the NWMLS region.
Even with more homes available, Thurston County was still sitting at just 3.11 months of inventory, below the 4–6 months usually considered balanced (per NWMLS).
Across the NWMLS region, active listings reached 24,888 in July, up 19.8% from last year, while the regional median sold price was $640,000, down 1.5% YoY.
Buyer tip: don’t wait for a “crash” that may not come—use the extra inventory to compare, negotiate, and move fast when the right Lacey home appears.
Seller tip: pricing tight matters more now; buyers have more options, so the homes that look sharp and launch correctly win attention first.
