Brand new does not mean problem free. If your kid told you their room was "spotless," would you skip checking under the bed? Same energy here. New construction homes can still have hidden issues that only show up once someone actually looks. An inspection is cheap peace of mind compared to finding out the hard way. If you're buying new construction in Tacoma, Puyallup, Federal Way, or Bonney Lake, don't skip this step.

Friendly reminder from your local realtor: if you've refreshed the same Zillow listing 17 times, that's not "research" anymore, that's a sign. Book the showing. Worst case it's a no. Best case it's home. Who's guilty of this? 👀

"Do I have to pay the buyer's agent's commission?" Nope. But if you're selling in the South Sound, I'm telling you to do it anyway. Here's the real math: buyers are already stacking up cash for their down payment, closing costs, inspection, and appraisal. Make them cover their agent's commission too, and you just made it a lot harder for someone to write you an offer. And a represented buyer is good for YOU. Fewer mistakes, fewer surprises, fewer cases of cold feet blowing up the deal at the worst possible time. “It has a new roof, so it’s probably fine up there” is exactly the kind of assumption that gets buyers in trouble.

Here’s a real one from a home inspection: roof was replaced 3 to 5 years ago, looked great. Problem was the bathroom fan vents were never actually connected to the roof vent. So every shower was pumping moisture straight into the attic instead of outside.

Result: mold and mildew building up in a space nobody thinks to check because “the roof is new.”

This is why deferred maintenance lists aren’t the only thing that matters. It’s the stuff hiding behind the obvious wins that can cost you the most.

Always get the inspection. Always ask questions about the attic and ventilation, even when everything looks perfect on paper.

Think debt means you're stuck renting forever? Not even close.

Student loans, car payments, credit cards... most of my buyers have some kind of debt, and they still close on a home. Less debt can make things smoother, sure. But before you rush to pay anything off, talk to a mortgage broker or loan officer first.

Found "the one"? Don't sign yet.

Before you make it official, pump the brakes and dig into the stuff that has nothing to do with the actual structure. This is where buyers get blindsided.

Big one: HOAs. Got a boat? Some HOAs won't let you park it in the driveway, meaning you're paying for offsite storage. Got three dogs? Some HOAs cap you at two.

The house can be perfect and you can still be miserable if the rules around living there don't fit your life. Ask these questions before you're in too deep.
