NAR (National Association of Realtors) had their 2024 Summit today and in attendance was Chief Economist Lawrence Yun, President Elect Kevin Brown, Realtor.com, and a panel from around the country. Topics ranged from First time home buyers to building trends to of course, interest rates.

My main takeaways:

-There is no housing crisis for homeowners as equity held is in the trillions
- In 2024, the median age for a first time home buyer is 38
-Affordability is at a 20 year low and a significant barrier for first time home buyers. High income, high equity buyers succeed in the current market
- Most were in agreement that interest rates will hover around 6% in 2025
- The “lock in” effect (Feeling locked into a home because of the low rate) will ease as interest rates stick around
-Local laws have been passed to aid in new construction of homes and ADUs
-Multi family rents are stable, contributing to the lack of first time home buyers
-Inventory is expected to increase in 2025.
-Home sales predicted to increase year over year 7-12%

I am looking to the new year with hope and expectancy that the market will be faster paced in 2025 after a couple year lull 😊👍🏻🎉
