Some homes create excitement. Others remind us just how deeply people connect to the idea of home.

From the moment this Mercer Island home launched, we knew it was special. In just three days, more than 40 groups walked through the doors, each imagining what life here could look like. Most sellers focus on price, but buyers decide how they feel about your home in the first 30 seconds.

And it’s usually not the big things that turn them off — it’s the small, easily overlooked details. Buyers are paying attention to everything, and some of the things that quietly kill a showing are so fixable that it hurts to watch them cost someone money. 💸

And almost every buyer who waited said the same thing later… they wish they had started their search sooner and adjusted their strategy to the market, instead of waiting for the market to adjust to them.

Every year spent waiting is a year you're not building equity. The best time to buy isn't when the market is perfect — it's when the timing is right for your life.

Some of those 'non-negotiables' might end up being flexible...
More often than not, the home my clients fell in love with wasn't the one they described to me on day one. The list matters, but it's just the starting point.

Staying flexible with your wish list is what gets you into the right home, not just the one you had in mind.
