Just Sold – 25 Bay Laurel Court, Scotts Valley – $1,925,000

Scotts Valley continues to be the most desirable mountain market in Santa Cruz County, with the highest list to sale price ratios and most buyer activity. It’s easy to see why - offering a perfect blend of privacy, great schools, and quick access to both the coast and Silicon Valley. This particular property at the end of a peaceful cul-de-sac felt like a rare find from the beginning.

My clients had a clear vision of finding a spacious home in a quiet, established neighborhood with room to grow, and 25 Bay Laurel Court checked every box. A recent review from an off-market sale I just closed at 12085 Irwin Way in Boulder Creek.

I’m really pleased with how everything came together - I had the opportunity to represent both the buyer and the seller in this unique situation, a tenant purchasing the home from their landlord. While it may seem straightforward, there were quite a few moving parts behind the scenes. We navigated multiple inspections, worked through several rounds of negotiations, and tackled some unique terms to make sure both sides felt confident in the deal. It took some thoughtful coordination but ultimately we reached a great outcome for everyone involved.

As we move into Q4, it's common to see a seasonal slowdown in real estate activity. Santa Cruz County is no exception - with less daylight, wet weather, and multiple holidays, we see fewer new listings, less open houses and overall market stagnation.

There is a silver lining though - the end of the year is an excellent time to be a buyer in our market. With less competition, it's common to find motivated sellers more willing to negotiate on pricing and terms to finalize sales before the year ends. Winter also gives buyers the chance to view prospective properties (especially in rural areas) in their worst shape, ensuring that potential weather-related issues on homes have been reviewed before taking the next step. It’s a unique window to secure a property before the spring rush and I've had a blast representing some longtime friends and other great people on the recent sales below:

Just Sold - 1375 Brommer Way, Santa Cruz and 1799 Braddock Court, San Jose - $1,200,000 and $775,000

August was a really great month for my clients and I. Although both transactions went very smoothly, these two closings were quite different.

1375 Brommer Way is a 4bed/2bath single family home in the heart of Santa Cruz's Live Oak neighborhood. Everything about the deal, from the agents we worked with, vendor assistance received, home style and location were right in my wheelhouse as a Santa Cruz based realtor. After rounds of counteroffers and tense negotiations, we eventually beat out other groups and came up with an acquisition strategy that couldn't be matched.

1799 Braddock Court on the other hand was a bit different - it's a 2bed/2bath condo on the edge of San Jose and Campbell, bordering large shopping districts and tech headquarters. Although this isn't a region that I specialize in, I was able to use the same negotiating skills proven in my local market and assist my client with the purchase of this unit $50,000 under the original asking price. San Jose is consistently one of the hottest housing markets in the country and it feels great to advocate for my clients and ensure that they received the best deal possible no matter the competition we faced.

As much as I love rural Santa Cruz County, it's important to know that it's a very dynamic place to live.

Purchasing a home in places like the San Lorenzo Valley comes with a number of variables that are unique to mountain areas - we deal with septic tanks, water wells, tree maintenance, retaining walls and more that is rarely dealt with in a more urban zone.

One of my favorite aspects of representing rural property buyers is walking clients through these variables and helping them create strategies not only acquire mountain homes, but ensure that each unique variable has been reviewed and handled diligently.

October 2023 Real Estate Market Updates for Santa Cruz, Monterey, and Santa Clara Counties -> Using Single Family Home numbers for pricing statistics, and averages for days on market reporting.

Low inventory is keeping the market competitive! With fewer single family homes coming onto the market, sellers have more opportunity for a quick transaction. Buyers should be prepared to act swiftly, as we see days on the market in Monterey and Santa Cruz county dropping since last month (and Santa Clara remaining low at only 8). List to sold price ratio had a small decrease in all three counties compared to September. Median prices have stayed pretty consistent with the largest spike in Monterey county, increasing 17.72% month over month.⁠
