Cottages are tough to come by on the lake, and one of my clients was looking for exactly that. We closed yesterday at $485,000, and I was thrilled to represent both parties in the transaction.

The sellers had owned this cottage for many years, and one of their biggest wishes was to find someone who would keep it a cottage and give it the updates it deserves. Well, we closed yesterday—and the contractors started this morning!🔨

While I was at the sellers’ new home having them sign their closing paperwork, I noticed an incredible chalk art piece of the cottage we were selling. They’ll always have a piece of their beloved cottage hanging on their wall. How cool is that? ❤️

It really shows how much a 1%–1.5% change in mortgage rates can affect the market. That increase has definitely sidelined some potential buyers.
The silver lining is that we're still seeing homes sell for excellent prices. The difference today is that pricing and marketing matter more than ever. A well-priced home with strong marketing can still generate great results, even in a higher-rate environment.
