My goal is to help my clients make educated real estate decisions.

As a legacy real estate agent, Marine, and finance major, I understand the importance of duty and responsibility. Buying and selling real estate is typically the largest financial decision one will make, and I hold my integrity and fiduciary responsibilities to the high standards that that entails. Background

I was born in Missouri and raised in the Fenton area. My father and mother are what I co

nsider entrepreneurs. My mother runs a cleaning business, while my father, who is my mentor, has served real estate clients in the area for over 30 years. They are two of the hardest working individuals I know, and I'm thankful for the financial education they provided as a result of their many labors and ventures. As a young man, my parents instilled in me the value of education and personal responsibility. These values, and my interest in free market economics, led me to earn my Bachelors in business administration with a concentration in finance from the University of Missouri in Columbia. While attending Mizzou, I completed my real estate salesperson professional certification in 2003, which I've maintained, in one form or another, for over 10 years. After graduation, duty called. I enlisted in the United States Marine Corps as an infantryman in 2007, serving a tour in Iraq, and one tour in Afghanistan. While among the great men and woman serving in the armed forces, I continued to build on the character and foundation set by my folks back in Missouri, gaining valuable perspective & discipline along the way. Afghanistan being the interesting place that it is, I followed up my time in the military with another 18 month stint working as a contractor for the Department of Defense, an experience that culminated in a supervisory role of over 35 mission critical personnel. When my contract ended, I came home to Fenton. The adventures above have led me here, continuing to serve my local community in the realty profession. Having grown up around the business my entire life, I want to provide my clients with information and research that will help them to make sound real estate decisions. Outside of Work

My interests include reading, athletics, fishing, travel, and anything space related. Historical & science fiction are my top reads, as they always tend to open up new ideas and events for research. Live long and prosper. United States Marine Corps Infantry Veteran

The spring real estate market is starting similar to spring 2024. Inventory and the median sales price are both up approximately 8% year-over-year. Buying pressure has eased locally, but not to the extent of other national metros. Look for prices to continue appreciating, just at a lower rate.

The vibe has shifted in more markets across the nation, but a St. Louis inventory increase remains elusive. Local inventory down 11% compared to March 2024. Median sales price up 8% in same period.

It's still all about the inventory.  Available housing inventory down 10% over February 2024, median sales price up 8%.

Compared to January 2024, the median sales price locally is up by 15% in January, while inventory is down almost 9%.

In St. Louis, housing inventory has trended at historical lows dating back to early 2021.

Housing inventory was down nearly 16% in December 2024 compared to December 2023. 12-month average has inventory down 1.8%. Lack of inventory remains a big problem as inflation and mortgage rates flare back up. Inventory has increased in nationwide numbers, but it's not present locally.

October housing inventory was down 11.9% compared to October 2023, while the median sale price was up 13.2% . It can be a little soft on the upper end in the $450K+ price points, but I think the majority of that can be attributed to upfront list price being aggressive relative to condition. Seller's market looking strong going in to end of year.
