Even in a Sellers' market, selling your home is so much about pricing. I sold a home recently that illustrated this. After a market analysis, I recommended a list price of $420,000. The Seller felt strongly about having some "wiggle room," so the house was listed at $430,000. After 2 weeks and many buyers coming through the property, we had no offers and a number of the buyers gave feedback that the price was too high. The Seller agreed to lower the price to $422,500. Within a week, we received 2 offers with one of them at $430,000. Pricing your home high does not necessarily give you the highest sales price.
