When does PMI go away? 🤔

If you put less than 20% down on a conventional loan, you'll usually pay private mortgage insurance (PMI). The good news: it isn't forever.

• At 20% equity (your balance is 80% of the home's original value), you can ask your lender to cancel it.
• At 22% equity (78%), it drops off automatically as long as your payments are current.

Example: on a $239,900 home (the recent Fergus Falls median) with 5% down at today's 7.40% rate, regular payments get you to 20% equity in about 11 years. Extra principal payments, or a rise in your home's value, can get you there sooner. Ask your lender about their rules for removing PMI with a new appraisal.

Note: FHA mortgage insurance works differently.

Real estate words, in plain English 📖

Earnest money: A deposit that shows the seller you're serious. It goes toward your costs at closing.

Contingency: A condition in your offer, like a passing inspection or getting your loan approved.

Appraisal: The lender's independent estimate of what the home is worth.

Escrow account: Holds part of each mortgage payment so your lender can pay your taxes and insurance for you.

PMI: Mortgage insurance on conventional loans with less than 20% down.

Closing Disclosure: Your final loan terms and costs. You get it at least 3 business days before closing.

How long does it take to buy a home? ⏳

Once you're under contract, most purchases close in about 30–45 days. Here's how it usually goes:

1. Get pre-approved (before you start shopping)
2. Tour homes and make an offer
3. Offer accepted: earnest money goes in and the clock starts
4. Inspection, usually in the first week or two
5. Appraisal and underwriting
6. Closing day: sign, get your keys, and move in!

🏡✨ UNDER CONTRACT! ✨🏡

This one is a little personal. My parents bought 907 N Baird Ave, Fergus Falls, MN back in 1979, and it’s been in the Brekke family ever since. For the past 5 years it’s been our rental property, and now, after 47 years, I’m excited to pass it along to its new owner!

This house holds a lot of family history, and we’ve taken good care of it over the years:

🔨 2019: New roof, furnace, and plumbing
🔨 2021: New kitchen, bathroom, flooring, and some new windows
🔨 2026: New electrical service panel, exterior stucco foundation, and the rest of the windows

It’s ready for its next chapter, and I’m so happy it’s going to a new owner who will make it their own. 💛

Can’t wait to hand over the keys! 🔑

Mortgage rates hit their highest level since 2023 📈

Freddie Mac's latest weekly survey puts the average 30-year mortgage at 7.40%. That's the highest since November 2023, and rates have climbed seven weeks in a row.

If you're buying right now, here's what you can do:

• Get quotes from at least 3 lenders. Rates vary, so compare them on the same day.
• Once you're under contract, ask about locking your rate.
• If rates drop after you buy, you can look at refinancing later.

What does a home inspector actually check? 🔍

A standard home inspection looks at the major systems and structure of the home, including:

1. Roof
2. Attic and insulation
3. Windows and doors
4. Electrical panel
5. Plumbing
6. Heating and cooling
7. Foundation and basement
8. Grading and drainage around the house

Radon testing, well water testing, and septic inspections are often separate add-ons. Ask about them when you book, especially for homes outside town.
