Why homes don’t sell

• Overpriced from day one
• Poor listing photos
• Weak marketing
• No real strategy behind the listing
• Ignoring buyer feedback

Selling a home takes more than putting it online

Stop negotiating your home price — negotiate the TERMS instead. 👇

The best offer isn’t always the highest one.

Closing timeline, contingencies, repairs, financing, and flexibility can save you more money and stress than price alone.

“We’ll just put a sign in the yard.”

That’s not a strategy.

Selling a home today takes more than simply putting it on the market and hoping the right buyer shows up.

It takes:
• Strategic pricing
• Strong presentation
• Professional marketing
• Consistent communication
• Skilled negotiation

The homes that perform the best usually have a clear plan behind them from day one.

Because in this market, strategy is what creates momentum—and momentum is what creates results.

Some homes don’t sell fast. They sell right.

This one tested strategy, patience, and experience.

A beautiful, renovated home on Lake Mary Jane in Lake Nona.
Incredible location. Unmatched water views. Solid condition.

And yet… it sat.

Not because there was anything wrong with the home—but because the market shifted. Buyers pulled back. Uncertainty crept in. And as days on market climb, perception starts to work against you—even when it shouldn’t.

This is where most listings lose momentum.

Because in this market, it’s not just about putting a home on the MLS.
It’s about knowing how to adjust strategy in real time.

We leaned into every lever—open houses, targeted marketing, agent outreach, repositioning. But more importantly, we stayed patient and strategic when others might have reduced too quickly or walked away.

And then—the right opportunity appeared.

A qualified cash buyer. No inspections.
And a deal structured to protect my sellers while still creating upside for the buyer.

That doesn’t happen by accident.

It comes from:

Understanding market cycles
Knowing how buyers think (because I am one)
And having the experience to structure deals others simply can’t

I’ve said this for years as an investor:
Time kills deals—but the right strategy saves them.

If your home has been sitting…
If you’re thinking about selling but unsure how to navigate this market…
Or if you want to maximize your value without leaving money on the table—

Let’s have a conversation.

There is always a path forward. You just need the right strategy to find it. If this resonates with you please send me a message and lets have a conversation.

One thing I always tell buyers:

Pay attention to the signals a listing gives you.

Things like price reductions, extended time on market, or a property coming back on the market can indicate an opportunity to negotiate more favorable terms.

It’s not just about finding the right home—it’s about understanding how to position your offer.
