This is why an 11-Month Warranty inspection (a.k.a. 1 Year Builder Warranty) is so important in new construction. It's the things you can't see that could be potential safety issues or lead to costly repairs down the road. Missing insulation, roof leaks, loose shingles, damaged trusses are just some of the issues which I've found during these types of inspections. Here's an example of a major safety concern I uncovered recently. In this picture, the wiring connected to a bathroom breaker is fried. Additionally, the built in connection at the bus bar has melted. This is a serious safety concern that requires immediate attention. I advised the client to turn the breaker off and contact the builder for an ASAP repair. I perform all phase inspections within new construction, to include your final pre-closing walk through.
