May 2026 Amelia Island & Nassau County Market Update

Wondering what's happening in our local real estate market? Here are some of the key takeaways you need to know now:

✅ Home prices remain strong. The median sales price increased 7.6% year-over-year to $555,000, while the average sales price held steady at $662,123.

✅ Inventory remains relatively balanced. We currently have 4.9 months of inventory, which is just below the 5.5-month benchmark considered a balanced market.

✅ Buyers have more breathing room. Homes took a median of 43 days to go under contract in May, compared to 38 days a year ago.

✅ Well-priced homes are still selling. Sellers received a median of 97.1% of their original list price, showing that desirable properties continue to attract serious buyers.

✅ New listings are down. Fewer homeowners listed their properties this May compared to last year, helping support home values.

The bottom line: We're seeing a healthier, more balanced market than we experienced during the frenzy of the past few years. Buyers have more choices and negotiating opportunities, while sellers who price strategically are still achieving excellent results.
