Some reviews stick with you.

This was one of those sales where “listing a house” barely describes the job. There were real challenges, real stress, and a lot of moving pieces, but the goal stayed the same: keep things moving, keep my clients informed, and help them get to the finish line with as little added pressure as possible.

I’m still incredibly thankful these clients trusted me during such an important chapter. Reviews like this mean a lot because they reflect the kind of experience I try to provide every time: steady guidance, honest communication, and a real commitment to helping people through a major life moment.

If we’ve worked together in the past and you haven’t had a chance to leave a Google review, it would mean a lot. Honest reviews help local buyers and sellers know who they can trust before they ever pick up the phone.

If you’re thinking about buying or selling in Northeast Florida, I’d be honored to help you navigate the process.

What could this homesite become?

This marshfront lot on Summer Breeze is more than just land; it’s a front-row seat to sunrise over the Intracoastal Waterway with views of Florida’s most enchanting barrier island—Amelia Island.

This short timelapse brings a Lowcountry build to life, showing what’s possible when vision meets the right setting.

If you’ve been looking for a homesite that actually feels different, this is one worth seeing in person.

This one started with PCS orders to Japan.

My sellers were preparing for a major move overseas when we first listed this home. Like a lot of military families, the timeline wasn’t flexible—but the market here in Northeast Florida was.

What most people don’t see: coordinating a sale from 14 hours ahead isn’t easy. Every disclosure, signature, and decision had to happen across time zones while they were starting a new chapter overseas.

This was the first home they’ve ever sold, and while that comes with its own set of challenges, they never wavered, staying consistent, adaptable, and trusting the process the entire way.

We made the right adjustments along the way—and got it to the closing table. Now they can focus on what’s ahead without a home to manage back in Florida.

If your situation feels complicated, there’s usually still a way forward with the right plan.

Here’s what I’m seeing right now in Nassau County:

Homes are sitting longer.
Buyers are slower—but still active.
And pricing matters more than it has in years.

This isn’t a bad market.
It’s just a smarter one.

Most people are still talking about the market like it’s 2021.

It’s not.

Here’s what’s actually happening in Nassau County right now:

Prices have pulled back, homes are taking longer to sell, and inventory is finally building—but buyers are still out there and deals are still happening.

This isn’t a bad market.
It’s just a different one.

And in a market like this, the gap between “average agent” and “strategic agent” gets very real.

If you’re thinking about buying or selling this year, the approach matters more than ever.

If you want a breakdown of what this means for your specific home or situation, I’m happy to run the numbers.

If you’ve seen a lot of new construction lately, this one is a little different.

Set behind a natural dune ridge on a mature homesite, it offers inherent privacy that you don’t usually get this close to the beach.

The layout is clean and functional with vaulted ceilings, an easy flow from kitchen to living to outdoor space, and a design that actually makes sense for day-to-day living. The screened porch, future plunge pool space, and nearby beach access round it out into something that feels complete.

It’s not just new—it’s well thought out.

What if your dream home doesn’t exist yet … because you’re supposed to build it?

This marshfront homesite in Fernandina Beach gives you something that’s becoming increasingly rare in this area—a natural setting, privacy, and the ability to design around your lifestyle instead of adapting to someone else’s decisions.

✔ Marshfront views
✔ Quiet, tucked-away feel
✔ Minutes to Amelia Island & Fernandina Beach

And just as important …

You don’t have to figure out the building process on your own.

Through Cabana Lane’s Cooperative (referred to as “The Big C”), you have access to a trusted, connected network of builders, architects, and designers who regularly collaborate on projects like this.

That means a more thoughtful process, fewer disconnects, and a better end result.

From a practical standpoint, you’re not just buying land—you’re stepping into a clear path to building something that’s done right.

The best homes don’t always exist yet. Sometimes, you build them.

If you want to walk the lot or talk through what building here could realistically look like, message me.

I had a seller ask me this last week:

“Do I need a licensed contractor to handle inspection repairs?”

The answer isn’t always straightforward.

Some items—like weather stripping or replacing smoke detectors—are simple fixes a seller can often handle. Others legally require licensed professionals, regardless of how small the repair seems.

In Florida, it’s not about the size of the repair, either—it’s about the type of work being done.

If you’re thinking about selling and want to get ahead of inspection issues, I’m always happy to talk through what to expect.
