The Northeast Florida housing market is still moving—but buyers have more choices than they did a few years ago.

Over the past 30 days:

🏡 Duval County recorded 1,472 new residential listings reported by RealMLS and 1,033 closed sales, with an average sale price of $397,041.

🌴 Nassau County recorded 161 new residential listings and 80 closed sales, with an average sale price of $532,279.

The big takeaway: new listings are entering the market faster than homes are selling. Buyers are still active, but they have more properties to compare, and sellers need to be thoughtful about pricing, presentation and the competition already on the market.

Countywide statistics provide a useful overview, but every neighborhood, price range and property type can tell a different story.

MARKET UPDATE: May 2026

The market isn’t bad, but it is less forgiving.

According to the latest single-family residential numbers from the Amelia Island–Nassau County Association of REALTORS®, the May median sale price was $555,000, up 7.6% compared to May of last year.

But one month never tells the whole story.

When you zoom out and look at the year-to-date number, the median sale price was $510,000, which was down 2.2% year-over-year. That’s why I think it’s important to look at the broader trend instead of overreacting to one monthly snapshot.

The timing numbers matter too:

Median time to contract: 43 days, up 13.2% year-over-year
Median time to sale: 78 days, unchanged year-over-year

My takeaway?

Buyers are still active, but they’re being more selective. Pricing, condition, location, insurance factors, roof age, presentation, and overall value all matter more than they did during the faster market a few years ago.

For homeowners, that does not mean you missed your chance. It means strategy matters.

The right pricing and prep can help a home stand out. The wrong repairs, overpricing, or weak presentation can make the process more frustrating than it needs to be.

This was one of those sales where “listing a house” barely describes the job. This one started with PCS orders to Japan.

My sellers were preparing for a major move overseas when we first listed this home. Like a lot of military families, the timeline wasn’t flexible—but the market here in Northeast Florida was.
