Thinking about buying a beach, marsh-view, creek or waterfront property around Amelia Island or Fernandina Beach?
One of the smartest things you can do is check flood and insurance information before you get too far into the deal. A beautiful view can still come with very different flood-zone, elevation, insurance and permitting considerations from one property to the next.
My quick buyer checklist:
✅ Confirm the FEMA flood zone and whether the property is in a Special Flood Hazard Area
✅ Review Base Flood Elevation and any available elevation certificate/data
✅ Get a real insurance quote early—not just an online estimate
✅ Check wetlands, shoreline, dock and permit issues when they apply
✅ Ask about drainage, access and any known prior flooding
This also matters off-island. Yulee and other parts of Nassau County can have mapped flood risk even when a property doesn’t “look” like a flood property.
