Let’s dive in to the March market update shall we ✨

Nassau county single-family homes are moving, with sales up over 11% from this time last year, but buyers are taking more time and pricing has become more strategic. Sellers are still receiving close to asking price, but gone are the days of simply listing and hoping for multiple offers by the weekend. Strategy matters.

Condos are telling an even stronger story here locally—prices are up, inventory is tighter than the state average, and cash buyers are dominating, especially in our luxury and resort communities like Amelia Island Plantation.

Compared to Florida overall, our market remains uniquely positioned. We’re a lifestyle-driven market shaped by second homes, retirees, luxury buyers, and investment opportunities.
