 I was out showing homes today, and I wanted to share a great deal I found out about!

These beautiful brand new town houses in Yulee are marked down 15,000 from asking price through the end of the month. They’re also offering up to 10,000 in closing cost if you use their preferred lender.

Food for thought:
The market is still hot, still low inventory, and only rising by the week it seems.

Homes are still getting 15-20 offers 😱, they are still being fought over.

The price for sale on resale homes is not what is being paid, it’s higher.

In my opinion, The best way to guarantee that you’re not gonna fight over a property is to go the new construction route, if you don’t want the added stress.

📱 Call me today and I can bring you to see some new construction! A lot of times they offer assistance with closing costs when you use their lender which is fantastic and a lot less money out of your pocket! 

I keep hearing the same thing, “we will sell and make lots of money, but the housing market is high anyway”.

What are my reasons why I went into real estate?

The most important thing to me in my life, is being present with my family. My kids will see me sitting at every event, award ceremony, school play, classroom party, birthday party, and any big moment on their life.

Some BIG things are happening!! 🙌🏻

If you are building new construction, there are a few different types of loans that you will proceed with depending on what the builder requires. Some loans you don’t Close until the Home is completely built, and some loans you Close before the home is built. 

The type of construction loan in this picture is done differently than most loans.

You actually do what’s called a “soft close” first. This is done before the home begins construction. The builder is able to get funds directly from the bank to begin construction on your home. Finally at the end of the construction, you will have your second closing where you will sign your final documents. 

The bank holds the builder accountable and requires that the home is built within 12 months of closing.

You do however have to start paying a percentage of your monthly payment when you use this type of loan.

Hi all, Just wanted to introduce myself and talk about a family friendly subdivision!

My name is Laura Harris! I am a local realtor and Respiratory therapist 🩺 at the hospital on Amelia Island. When I’m not at the hospital working this pandemic, I’m at my kids sporting events and showing homes! Everything you can imagine in one location!

River Glen is also just a few miles from Highway 95, but tucked back far enough that it doesn’t feel like that. You’re 10 miles from a large shopping/ food center in Jacksonville and 10 miles from the beautiful Amelia Island beach!

There is a huge military presence in the neighborhood as they are also central to all of the military bases 🇺🇸

The school district is Nassau County, in “A rated” school district that has absolute stellar teachers and you will truly love it. 📚👩🏼‍🏫

For my military family, New construction can absolutely be the best way to keep all your money in your pocket with minimal out-of-pocket expenses. You can move in with minimal money down that you will get back at closing which is unheard of right now! 💵

So thankful for the ability to be able to work from home AND work at the hospital. I’m able to get my kids off the bus, and to all of their sports and activities most days because of this. I was never able to do this before because of working 12 hour shifts, full time.

Your real estate referrals are not just a referral, but the ability for me to continue staying at home and making my schedule around my children’s and husbands.

It also gives me the ability to travel more and give my family lots of awesome experiences.
