A lot of buyers have been enjoying a little more breathing room lately.

More inventory. More choices. Less pressure.

But this week’s Nassau County numbers tell an interesting story.

New listings came to the market at a much lower pace than the same week last year, while buyer activity remained relatively steady.

For the last couple of years, a lot of buyers have felt like the market was moving further out of reach.

Higher rates.
Higher prices.
More competition.

But lately, something interesting has been happening.

Home prices in many areas have started to level out - and in some cases, asking prices are actually lower than they were a year ago.

That’s not a sign the market is crashing.

It’s a sign the market is becoming more balanced.

Sellers are adjusting to today’s reality, buyers are gaining a little more breathing room, and opportunities are starting to open up that weren’t there before.

Does that mean every home is suddenly affordable? No.

Started the day on our Century 21 Miller Elite office caravan, touring three great new listings and sharing ideas with fellow agents. Then it was back to the office to follow up on a couple of closings that are quickly approaching.

Next stop was the monthly AINCAR luncheon, where we had the privilege of presenting this year's scholarship award to a deserving local student. Supporting the next generation and giving back to our community is something our association takes great pride in.

The day isn't over yet. I'm heading out to preview a future listing that will be coming to the market soon.
