Stop! Before you tee off on your doomscrolling, I need to ask for your help! I have 7 families who are looking for properties in JeffCo or around it for a new home. Here’s what they’re looking for:

1. A buyer searching in the Grandview School District with flexibility on size and features. They don’t have a strict price point or minimum bedroom requirement!

2. A family searching in the Festus R-6 School District. They’re looking for a 3-bedroom, 2-bathroom home with a garage and fenced-in yard.

3. A couple searching in the Dittmer area on one acre or more. They’re hoping for at least 2 bedrooms, a basement, and are open to a cosmetic fixer-upper.

4. A family looking anywhere in Jefferson County for a newer ranch-style home with 3 bedrooms and 3 bathrooms, updated interior, and acreage. They'd also like an in-ground pool.

5. A couple searching within 30 minutes of Missouri Baptist Hospital. They’d like one or more acres, a basement, and a free-standing second garage with electric, large enough to work on vehicles.

6. A gentleman searching for a log cabin home with 10–20 acres and a pole barn large enough to store an RV.

7. A couple searching for a private lake property in St. Francois, Ste. Genevieve or Jefferson County. They’re hoping for a 3+ bedroom, 2+ bath home with ample garage space and a lake of at least one acre or larger on or near the property.

As a realtor here in Jefferson County, life moves really quick (especially when you have kids). It's why I'm thankful for local events like De Soto Days. From bounce houses, to good music, to deep-fried goodness, it was a time my family won't forget.

It's one of the many reasons I love our community. There's unique and ample ways for us to spend time together and put the things that matter most first. I can't put a number on the times where I've thought to myself, "man, I really love living here!"

I have to shoutout this awesome local business, Sara's Ice Cream in Sainte Genevieve! Come check these guys out to get some awesome ice cream. They're open year-round starting this year.

Their ice cream is incredible! It's brought in from Ashby Ice Cream in Michigan... and I'm telling you, you won't want to miss it! On top of that, they really do help make our community the special place it is. They're a family-owned business and employ local high schoolers from Sainte Genevieve to keep the scoops comin'!

If my mom was selling her house in 2025, here’s the honest advice I would give her...

Buyers are expecting perfection. When a buyer walks into a home, they want to see minimal maintenance. What this really means is they want to hear the words "fresh paint," they want to see the holes in the wall filled in and that flooring that has scratches or the carpet that smells like p*e to be replaced. They don’t want to move in and have a project on their hands - they want to enjoy it the moment they sign the papers.

And honestly? I don't blame them. When interest rates are a bit higher than they were a few years ago (AKA: their monthly payment is higher), people want to feel like they are getting a good value when they move in.

I'm seeing not only nationwide, but especially here in Jefferson County, that buyers are negotiating for more things to be completed, too. Did you know that inspectors recommend new paint every 5-7 years for best care? And if your roof hasn't been replaced in 15 years, the new buyer's insurance may not fully cover it. That's a BIG deal!

I'm sure you've heard the phrase, "first impressions are everything." And it's true! If you follow the instructions I tell you for how to make your home look photo ready, it'll show well! I personally spend thousands of dollars to get my clients listings in front of the right people. If the photos and video aren't attracting views, then we are already losing.

Here's another big one.... If they schedule an appointment to view your home and it doesn’t work with your schedule, you're given one option: MAKE IT WORK! If you miss them on their first appointment, you might not get a 2nd chance. There is plenty of inventory on the market for them to look elsewhere. Some buyers are in town for the day, are looking at multiple in one day and are only deciding from the few they look at. It might not be convenient for you, but make it convenient for them! It might be the difference maker in a contract or not.

And lastly, price it right! I highly recommend listing your home at or below market value. If homes in your area are selling for $300,000 and you think yours is way better with all of the upgrades you have, price it at $300,000. You might think I'm crazy for saying that, but here's why: homes are sitting longer (90ish days is the average nationally). You don't want your home to sit on the market with no appointments. Set yourself up for success and list at or below market value so that you can position yourself for multiple offers. I'm seeing many homes go under contract in the first week if it's priced to sell.

Did you ever have to read Plato’s “Allegory of the Cave” in high school or college? If so (or even if you haven’t), stay with me for a minute or two. It’s a philosophical story about people who live chained inside a dark cave, only able to see shadows cast on a wall. Those shadows become their version of reality. One day, a person breaks free, sees the trees, the sun, the outside world for the first time - and realizes the shadows were just a tiny part of the truth.

This story is an important one in real estate right now, believe or not. There is a LOT of narrative out there about down markets, bad interest rates, or lack of inventory. But here’s the deal, especially in Jefferson County, all real estate is local. A big part of that missing story is what other similar homes are selling for in your neighborhood. When you turn on the news, scroll through your social media feed, or search online, you’re oftentimes missing the full picture on whether your home will sell quickly or for top dollar.

I’m not saying I’m particularly enlightened on anything! In fact, my wife and kids would beg to differ on that. HOWEVER, being a Realtor here in Jefferson County gives me a holistic view and the tools necessary to give you a realistic sense for where your home stands. At least in this case, I can see the “outside world” and give you objective advice. I’ve seen some homes go down from their original listing price and some still get multiple offers over asking price. Don’t rely on cave shadows to make a decision. Call a Realtor!
