That’s just part of owning real estate.

We’d much rather have conversations about maintaining something today than replacing it sooner than necessary tomorrow.

Not every repair is fun to pay for.

But taking care of an investment is part of owning one.

You can care about people and still enforce a lease.

You can listen to someone’s circumstances and still have boundaries.

You can be kind without making a different rule every time a difficult situation comes up.

None of those things are particularly exciting.

But rental properties have taught us that the small stuff is worth paying attention to.

Not everything needs to be an emergency.

It just shouldn’t be ignored until it becomes one.

We have in house maintenance as well as a pool of tried and true vendors we work with and NO markups on maintenance, ever!

One thing I’ve learned in property management: you aren’t always going to have an immediate answer.

Sometimes you’re waiting on a vendor, getting more information, or figuring out the best next step.

But you can still communicate.

A quick “I’m working on it” goes a long way.

Owners and residents shouldn’t have to wonder if their question disappeared into a black hole.

That means catching maintenance issues early, keeping an eye on the condition of the home, documenting what matters, following the lease, and making decisions with the long-term investment in mind.

Suddenly, that “great rate” looks a little different.

At My Idaho Rentals, we keep it simple: we earn our management fee when you collect rent. No lease-up fees. No renewal fees. No maintenance markup.

When we started My Idaho Rentals the goal was never to see how many doors we could add.

We wanted to build the kind of property management company we would want managing our own investment.

One where we know the properties. We know the owners. We notice when something isn’t right. And when there’s a problem, we’re involved in getting it handled.

Could we grow bigger? Sure.

But bigger isn’t the goal.

Doing it well is.
