One of the ways we can keep an eye on our local real estate market is by looking at the number of new listings coming on the market each month.

August brought a slight decrease in overall new listings, but nothing drastic. Small changes like this can help give us a better picture of how much inventory is entering the market and how the market is shifting over time.

🏡 **Are buyers actually paying the listing price?**

The short answer? **They’re getting pretty close!**

Our local market is still showing strong buyer demand, and the list-to-sold price percentage gives us a great look at just how close homes are selling to their asking price.

Here’s what we’re seeing:

📍 **Hancock County:** 99.2% of asking price — down 0.08% from the previous month
📍 **Hardin County:** 96.3% of asking price — down 2.41%
📍 **Wyandot County:** 92.0% of asking price — down 6.28%

While we are seeing some changes from the previous month, homes are still selling relatively close to their asking prices in many areas. Of course, every home and situation is different, and factors like pricing, condition, location, and inventory can all make a difference.

One helpful way to understand the pace of the real estate market is by looking at Days on Market (DOM)—the number of days from the time the property is first listed to the time the property is sold.

Here’s a look at July’s local market numbers:

🏡 Hancock County: 34 days — increased 4 days
🏡 Hardin County: 22 days — no change
🏡 Wyandot County: 71 days — increased 14 days
