October Home Notes are here! 🍂🏡

A little seasonal maintenance now can go a long way toward protecting your home, preventing expensive surprises, and making the busy holiday months ahead a little easier.

This month, we’re checking the safety basics, cleaning the appliances that are about to work overtime, getting outdoor spaces ready for cooler Northern Colorado weather, and—arguably most important—stocking up on Halloween candy before all the good stuff is gone. 😂🎃

Nothing too overwhelming, just a few things worth knocking out before October gets away from you.

Swipe through the checklist, save it for your next free weekend, and send it to a fellow homeowner who loves crossing things off the to-do list!

Finding the right commercial space is about a lot more than square footage and monthly rent. 🏢

A property might look perfect on paper, but does it actually make sense for your business?

Before signing a commercial lease, there are several things worth taking a closer look at.

Location, accessibility, operating costs, layout, lease terms, and your long-term business goals can all impact whether a space is the right fit.

And sometimes, the property with the lowest rent or the most square footage isn't necessarily the best option.

The goal isn't just to find an available space. It's to find one that supports how your business operates today and where you want it to go next.

That's why taking the time to evaluate the full picture before signing anything is so important.

👉 Swipe through for 5 things every business owner should consider before leasing commercial space.

A lot can change in a year. 🍂🏡

By next fall, you could be lighting your favorite seasonal candle, decorating a front door that’s actually yours, making dinner in a kitchen you love, and having friends over to watch the game in your new home.

And right now? You might still be in the “maybe someday” stage.

That’s okay.

You don’t need to have every detail figured out before you start asking questions. If buying a home is something you’d like to make happen within the next year, starting the conversation early can help you understand your options, get clear on your finances, and build a realistic timeline without the pressure to buy tomorrow.

A year from now can look pretty different when “someday” turns into a plan.

📲 If buying a home in Northern Colorado is on your radar, send me a message. Let’s figure out what the path there could look like.

Q4 isn’t just about finishing the year strong.

It’s also a good time to start asking what your business will need from its space in 2027.

Is your lease coming up for renewal?
Has your team grown—or changed how it uses the space?
Are you running out of storage, parking, or room to operate efficiently?
Could buying make more sense than signing another lease?
Or does your current space still work exactly the way you need it to?

You don’t need to have all of those answers before the year ends. But if a lease renewal, expansion, relocation, or purchase could be part of your 2027 plans, Q4 is a good time to start evaluating your options.

Commercial real estate decisions can take time, and starting the conversation early gives you more room to compare properties, understand the numbers, and make a decision based on what’s best for your business—not just an approaching deadline.

📲 If commercial real estate is somewhere on your 2027 radar, let’s talk about what your business needs next.

Thinking about listing your home in March? The prep can start now. 🍂🏡

October is a great time to start thinking ahead—especially while your landscaping, exterior, and outdoor spaces are still looking their best. Depending on your home and marketing plan, it may even be worth capturing a few exterior photos now rather than trying to recreate that look in the middle of winter.

From there, we can work backward:
🔨 Before the New Year: tackle repairs and projects
📦 January: declutter, organize, and start gathering paperwork
✨ February: final prep, staging, and photography
🏡 March: hit the market prepared and ready to make a strong first impression

Planning early doesn’t mean you need to spend the next five months stressing about your house.

It means giving yourself enough time to make thoughtful decisions instead of rushing through everything a few weeks before listing.

Thinking about selling in Northern Colorado this spring? 📲 Send me a message and let’s start building your timeline.

Gold star service should be the standard in real estate. ⭐️

To me, being a great agent means making sure you feel informed, prepared, and protected from the first conversation to the closing table.

There are a lot of moving parts behind every real estate transaction—deadlines, negotiations, inspections, paperwork, and plenty of decisions along the way. My job is to stay ahead of the details, explain what matters, and make sure you never feel like you’re navigating it alone.

That’s the level of service I’d want if I were buying or selling, so it’s the level of service I give my clients.

And once the closing papers are signed? I’m still only a phone call or text away. 😉

When a showing gets scheduled, it can feel like just another appointment on the calendar.

But for the buyer walking through your front door, it could be the moment they decide whether your house feels like their next home. 🏡

They're noticing the obvious things—the layout, the kitchen, the bedrooms.

But they're also taking in how bright the rooms feel. How easy it is to move through the space. Whether they can picture their furniture there. What they see when they look out the windows. And, yes, even how the house smells when they walk in.

That's why preparing for showings matters.

It isn't about making your home look like nobody lives there. It's about removing the distractions that make it harder for a buyer to picture themselves living there next.

Clean. Comfortable. Bright. Easy to walk through.

Every showing is an opportunity to make your home easier to remember.

📲 Thinking about selling in Northern Colorado? I'll help you prepare for more than listing day—we'll have a plan for showings, too.

The building works. The rent makes sense. The location checks the boxes.

But before you sign anything... who are your neighbors? 👀

The businesses surrounding a commercial property can have a real impact on what it's like to operate there.

Do they bring complementary customers to the area? When are they busiest? What does parking look like during their peak hours? Are deliveries or traffic likely to interfere with your operations? And does the overall mix of businesses make sense for the experience you want your customers to have?

None of that means you need the “perfect” neighbor next door.

It means the property you're considering doesn't exist in a bubble.

When you're evaluating commercial real estate, take a walk around the property, visit at different times, and pay attention to what's happening beyond the four walls you're considering.

You're not just choosing a space. You're choosing the environment your business will operate in.

📲 Looking for commercial space in Northern Colorado? Let's make sure we're looking at the whole picture.

It’s a commute that doesn’t steal an hour from your evening.

It’s afternoon light in the kitchen.

It’s a grocery store close enough for the Tuesday night you realize you forgot milk.

It’s a street that’s still quiet when nobody’s scheduling a showing.

It’s being close enough to the people and places that are actually part of your everyday life.

None of those things show up in the listing photos. But they can matter just as much as the number of bedrooms or the size of the kitchen.

That’s why finding the right home isn’t just about checking boxes on a listing.

It’s about asking the questions that help you understand what it would actually be like to live there.

And that’s part of what I’m here for.

📲 Looking for a home in Northern Colorado? Send me a message. Let’s find the one that works for your life—not just your search criteria.
