🏠 Pending home sales just hit their lowest level since 2001. Here's the part nobody's telling first-time buyers: that's your opening.

NAR's September pending-sales index fell 7.3% to 66.0 — the lowest in the 25-year history of the series — as mortgage rates near three-year highs (7.32% on a 30-year fixed in Freddie Mac's latest weekly survey, the first weekly decline in two months) pushed a lot of buyers to the sidelines.

Fewer buyers in the market means:

1️⃣ Less competition — the bidding-war era is on pause
2️⃣ More negotiating power — sellers are cutting prices and offering concessions
3️⃣ Room to breathe — inspections, appraisals, and decisions without the panic

Everyone waiting for rates to drop will be competing later. The patient buyer shops now. 🤝

Your buying power comes down to three numbers a lender will look at first:

1️⃣ Credit score — higher generally means more loan options & better terms
2️⃣ Debt-to-income — what you owe each month vs. what you earn
3️⃣ Cash to close — down payment + closing costs, not just the down payment

You don't need perfect numbers — you need YOUR numbers. A lender can tell you where you stand in one conversation, and most first-time buyers are closer than they think. (And yes — down-payment help like CHFA can change number 3 a lot.)

For context: the average 30-year fixed is 7.40% in Freddie Mac's Oct 15 survey, unchanged from the prior week.

Get pre-approved. Not pre-qualified — pre-approved. 👇

Pre-qualified = a quick estimate. Pre-approved = a lender actually reviewed your finances and said, "Yes, we'll lend you this much." Sellers take that offer way more seriously — and you'll know your real budget before you fall in love with a house you can't buy.

Here's what a lender will ask for:
✅ Pay stubs — proof of steady income
✅ Tax returns & W-2s — usually the last 2 years
✅ Bank statements — down payment + reserves
✅ Credit + debts — what you owe shapes what you can borrow

Gather those four and you're ahead of most buyers walking into open houses this weekend.

Here's a strategy first-time buyers are using right now: a 2-1 rate buydown.

Year 1: 5.40% → $2,527/mo
Year 2: 6.40% → $2,815/mo
Year 3+: your locked 7.40% rate

The seller funds the buydown as part of your deal — and in this market, with sellers cutting prices, concessions are on the table. On a $450,000 loan, that's $589 less per month in year one.
