Interest rates are finally starting to come down, and September is shaping up to be a great time to buy a home. However, waiting for a 1/2 point drop usually ends up costing more because home values are continuing to rise.

Right now, inventory is higher and we’re seeing more price reductions, which means buyers have more choices than we’ve seen in awhile. I believe the Fed is going to drop rates in their September meeting, but even if rates don’t drop a ton right away, there are great tools available—like float-downs, ARMs, and bond programs—that can make buying more affordable.

FED RATE CUT!! First cut in over four years, since the pandemic. Here is my opinion…

1. I’ve expected this for over two years, as it is typical in an election year. (I just expected it about three months ago)

2. You don’t have to be a rocket scientist to know that we are living in unstable times, and this election could affect many things.

3. The Fed cut the rate 1/2% point today. Our conventional 30-Year base rate dropped yesterday (before today’s rate cut) to 6.0%, which is the lowest it’s been in about two years. At that rate a payment on $250,000 (from exactly one year ago today) has DROPPED nearly $500 per month to $1,499.

4. Our FC Tucker / Hanna Mortgage department will also give you a 1/2% (of purchase price) CASH to use towards closing costs, or whatever you need it for, if you choose to use us for financing.

5. I personally will be surprised if we have any more rate cuts in the foreseeable future, and if things get worse, they could likely go back up, and exceed where we were a year ago. 

6. If you’ve been dreaming of purchasing a home in Kokomo / Indy area, now is the time to do it! Get locked in before the election, so we can get your home sold, and get you closed and moved in before winter sets in.
