• Removing Air Conditioners from windows
• Fall Yard Clean ups
• Snow plow bids being secured
• Budgets get tight for unknown snow expenses
• Heating calls and frozen pipes can happen

August marked the end of the summer season
• School Starts late August
• Families stop moving
• Numbers drop in rental applications
• Screening becomes harder

October begins the Winter Rental Market
• Slow from Halloween to Valentine’s Day
• Halloween people in winter prep mode
• February people get tax returns and move

October Rentals are no Trick or Treat
• Higher # of people who HAVE TO move
• Screening tenants is much more critical
• Fewer good candidates to pick from
• October quit notices go into Nov & Dec
• Courts can be more lenient during holiday judgments
