If you've been thinking about making Florida your home, today's news out of Tallahassee just gave you a very good reason to stop waiting π³οΈ π‘ βοΈ π°
Florida's Legislature passed a constitutional amendment today that
would raise the homestead exemption from $50,000 to $150,000 in 2027, and $250,000 in 2028 β potentially dropping property taxes to zero for a large number of primary homeowners.
Here's the part most people will miss:
β¦οΈβ¦οΈβ¦οΈIf you establish Florida residency BEFORE January 1, 2027, you qualify for the full enhanced exemption from day one β no waiting periodβ¦οΈβ¦οΈβ¦οΈ
If you wait until after January 1, 2027? New residents will have to
establish up to five years of residency before accessing the full
benefit.
So if you've been on the fence β this is your window.
A few other key points:

School taxes are not included β you'll still pay those
β
The non-homestead cap drops from 10% to 5% (great for investors
and second-home owners too)
β
Voters still need to approve this on November 3 with 60% vote
