⏹️The Palm Coast City Council unanimously approved the technical site plan and road cost agreement for "Flagler Landings"

❎The same meeting tabled the Lakeview Estates until September 15th and Seminole Trace rezonings tabled for 3 months.

🟠Down in Flagler The Flagler Beach PAR board recommended approval for an 18-hole mini golf course at S 10th Street.

🟢The board recommended approving the final site plan for the Ocean Palms Golf Course clubhouse project that currently does not fit the Architecture of the residential Ocean Palm section of Flagler Beach… stay tuned.

🟡A STR/Rezone at N17th Street was turned down.

🗾Bunnell's New $10.5 Million City Hall has been Plagued by Leaks and Black Mold Since Day 1. City Manager Alvin Jackson allegedly kept the building defects and leaks hidden from the City Commission for a year. the city is now weighing a lawsuit against the contractors (including The Collage Companies) to force repairs. A cautionary construction-defect story for anyone tracking local builder and inspection quality.

👎Down at the Beach: The New Flagler Beach Pier Operating rules have been set: free public access, no bait shop, and no pets. Booooooo - Pier completion is still targeted for December 2026, while downtown improvements at City Parking Lot #2 continue (N. Central Ave. at N. 4th St.) started Aug. 31.

Florida Realtors’ Board of Directors approved the association’s support of Amendment 3, a November ballot 🗳️ If approved by at least 60% of voters, Amendment 3 would increase the homestead property tax exemption, lower the annual assessment cap on non-homestead properties and make other changes to Florida’s property tax system.

Palm Coast Community Development Director John Zobler resigns by email Monday morning, citing personal reasons. It lands two working days after Raydient's withdrawal. Zobler was the city's liaison to Raydient on the Master Planned Development. He was also carrying the Town Center land purchase, the animal control consolidation with the county, the economic vitality of the Promenade (whose opening has slipped), the fallout from the Flagler Home Builders Association's impact fee win against the city, and the city's Amendment 3 exposure analysis. Deputy Director Phong Nguyen is expected to serve as interim. Practical read: permitting, development review, and code enforcement leadership is now in flux at a moment when several of those files directly touch new construction timelines and impact fee exposure. Council member Theresa Pontieri called it "a huge loss to the city at a crucial time." This follows the reorganization earlier this month that ended six positions in the same department ⚒️

Meanwhile at the city today's Council workshop meets this morning to discuss FY 2027 where council previously capped the FY2027 rate at 4.2296 mills — 2.20% over rolled-back. Stay tuned for that!
