Two of these start tomorrow.

The Coconino County Fair opens Friday morning at Fort Tuthill and runs through Monday. Ten to ten Friday through Sunday, until four on Monday. Ten dollars to get in and five to park, and the parking booth takes cards only, so do not plan on cash. It is the 77th year and the theme is Route 66. Mountain Line runs a free shuttle if you would rather skip the lot entirely.

Tomorrow is also First Friday, so downtown stays open late. Galleries, shops, live music, and it is the easiest way to spend an evening up here without planning anything.

Worth knowing about Art in the Park. The 7th is its closing day, not its only day. It runs the whole holiday weekend at Wheeler Park, 9:30 to 5 Saturday and Sunday and 9:30 to 4 on Monday. So if the fair takes your Saturday, you still have two more shots at it.

Then Brews Trivia on the 9th, the Day of Service on the 12th, and the Starlit Market at the Coconino Center on the 17th.

The back half of the month is heavier than the front. Pickin' in the Pines turns twenty at Fort Tuthill, the 18th to the 20th. Robert Plant plays the Pepsi Amphitheater on the 25th and Alison Krauss is there on the 28th. The Flagstaff Festival of Science runs the 25th through October 4th, and it is free.

One honest note if you are planning around the aspens. Lockett Meadow Road is closed through November 30 for maintenance, campground included, so the drive everybody recommends is not available this year. And September is early regardless. The Forest Service puts peak color in October, so this month is the leading edge, not the show.

September in Flagstaff averages a high of 74 and a low of 42, and only five days in the whole month even reach 80.

Here is what is actually on, with the dates checked.

Coconino County Fair runs September 4 to 7 at Fort Tuthill. Ten to ten Friday through Sunday, until four on Monday. Ten dollars to get in, five to park, and the parking booth takes cards only. This year's theme is Route 66.

Art in the Park is the same weekend at Wheeler Park, the 33rd year, 9:30 to 5 Saturday and Sunday and until 4 on Monday.

Pickin' in the Pines turns twenty this year, September 18 to 20 at the Pepsi Amphitheater. Sunday is $90, or $78 if you live in Coconino County. The reserved campsites are already gone.

The Flagstaff Symphony opens its season September 19 at Ardrey. Robert Plant plays the Pepsi Amphitheater September 25. Alison Krauss and Union Station are there September 28. NAU's only September home game is the 12th at 2pm.

The Snowbowl gondola runs daily through Labor Day, then Fridays to Sundays until the 24th, then daily again from the 25th, ten to four. It tops out at 11,500 feet.

Our ten highest sales of the year so far, and six of them are buyer representation. That is not how these lists usually look.

Top sales sheets are almost always dominated by listing agents, because that is where the marketing and the visibility sit. Six buyer side deals in a top ten means our people are getting hired to go find something and then go win it, which at this price point is a harder job with a lot less to show for it afterward.

Don Matheson has four of the ten, all seller side, at $5,500,000, $5,150,000, $4,695,000 and $4,250,000. Nobody else has more than two, and four at this level in eight months is a real year.

Kristy Ryan has two, at $8,000,000 and $5,250,000, both buyer side. Jeff Barchi at $7,300,000 and Karen Picarello at $7,175,000, also both buyer side.

The ten come to just under $71 million. Congratulations to everyone on this sheet. Four months to go.

Built in 2023, which in a community that started selling in 2002 makes this one of the genuinely new houses in it. Three years old at closing, and it shows.

3,202 square feet, single level, on a split plan that puts the primary suite on one end and the guest bedrooms on the other. The great room is the room that sells it: expansive windows on the tree line, and a fireplace that runs floor to ceiling wrapped in metal rather than the stone everybody else up here uses.

The kitchen is built for people who host. Large island with extended bar seating, high end finishes, and a walk in wet bar just off the great room with two beverage refrigerators in it. Not a cabinet with a w**e fridge. A room.

There are a lot of good views in Pine Canyon. There are very few lots that give you three at once. This one looks out at the San Francisco Peaks, down the golf course, and across water, and it is a waterfront lot on top of that. Look at the aerial slide and you can see the lake sitting right there.

Four bedrooms, four baths, 4,296 square feet, all of it on one level with no interior steps anywhere. Half an acre at the end of a cul de sac, and the ponderosas come right up to the house.

Built in 2021, so nothing in it is waiting to be replaced. Soaring walls of glass in the great room with stone running floor to ceiling behind the fire. Thermador appliances, quartz, and a scullery through the wall, which is the second kitchen nobody has to see from the dining table. Heated bathroom floors. Two fireplaces, and the second one is in the primary bedroom. Three ensuites and a bunk room, because a house up here gets used by more people than live in it.

The part that closed it was outside. A covered patio with heaters and a hot tub under the roof, which in Flagstaff is the difference between an outdoor space you use four months a year and one you use twelve.

Monday numbers are in for Scottsdale, Flagstaff, and Paradise Valley, and Scottsdale has now printed the same price per square foot four weeks running. $485, unmoved, while inventory fell for a seventh straight week to 1,134 homes. The more interesting part is underneath it. New listings there came up again to $1,194,500, which pulls the gap between what is arriving and what is already sitting down to about $94,000. Two weeks ago that gap was $236,000. Sellers coming on now are pricing much closer to the market they are actually joining, and that is the healthiest thing in this batch. Median list eased to $1,288,700 and days on market improved slightly to 121. Paradise Valley went the other way, and hard. Its median new listing dropped to $3,500,000 against a $5,750,000 median list, so new inventory is arriving $2.25 million under the market, the widest gap I have seen since I started tracking it. That is three of the last four weeks below, and this is the biggest one yet. On 115 homes the median new listing swings on a handful of properties, so I still would not call it a trend, but it has stopped being a one week blip. Price per square foot slipped to $963 and the average listing is sitting 149 days. Flagstaff broke its own streak. Its gap had widened three weeks straight, and this week it narrowed to about $105,000, with new listings up to $769,900 and the median list holding at exactly $875,000. Inventory dipped to 381 and days on market slipped to 107. Rents were quiet everywhere except Paradise Valley, which jumped to $16,495. Full breakdown in the slides. 📊

Fourteen offers.

That is what this buyer was up against in Flagstaff, and they still got the house. Not by outbidding everyone, which they could not do, but by structuring the offer so it was the easiest one for the seller to say yes to.

That is most of the job in a market like this one. Price gets you looked at. Terms get you chosen.

If your home has been on the market since spring, something happened to your price that you did not do.

The median home already listed in Scottsdale asks $1,295,000. The median home that came on this week asks $1,119,950. New sellers are not pricing alongside you. They are pricing $175,050 under you.

It is not one market. Flagstaff's new listings are arriving $127,550 under its standing median, and Paradise Valley's are $877,500 under. Three very different price points, all doing the same thing in the same week.

Flagstaff is the one actually trending. Its gap was $94,708 on the third of August, then $115,050, now $127,550. Three straight weeks in one direction.

Days on market shows the effect. Scottsdale averages 122, Flagstaff 102, Paradise Valley 150, and those are averages, so plenty of homes have been out far longer.

Here is the number almost nobody checks. In Pine Canyon the average home that sold took 75 days. The average home still sitting there has been waiting 108. Homes that sell, sell faster than the standing inventory has been sitting. That distance is the stale pile, and it is measurable.

It costs something too. Pine Canyon is selling at $783 a foot against $854 asked. That nine percent does not close by waiting. Every week a home sits, the listings arriving around it reset what buyers think it is worth.

Before anyone panics: this is not a market falling. Scottsdale inventory has dropped six straight weeks to 1,138 homes and the price per square foot has not moved off $485 in three of them. Fewer homes competing, pricing steady. It is a market that stopped paying for optimism, which is a different thing.

If your home has been listed since spring, the market moved and the price did not. That is usually a smaller correction than people brace for, and it is easier the earlier you make it.
