šŸ“Š Flagstaff Weekly Market Snapshot | August 24–30

A few interesting shifts from the week before:

šŸ” 35 New Listings — up from 32
šŸ¤ 9 Pending — unchanged
šŸ”‘ 19 Homes Sold — down from 23
šŸ“ˆ 467 Active Listings — down slightly from 469
šŸ’° $1,013,051 Average Sales Price — down from $1,029,677

Three things I’m watching:

Inventory isn’t really growing. Even with slightly more new listings coming on, total inventory actually dropped by 2 homes. Buyers still have considerably more choices than they did a few years ago, but we’re not seeing supply pile up week after week.
Contract activity held steady, while closings slowed. We had the same number of homes go pending as last week, but 4 fewer sales closed. One week doesn’t make a trend, but it’s another reminder that buyers are taking their time and homes need to be positioned correctly from the start.
Average sales price dipped about 1.6%. That sounds more dramatic than it is. Weekly averages can move quite a bit depending on which homes happen to close, especially in Flagstaff where our price points vary so widely. I’d pay much more attention to the direction of inventory, pendings and days on market over several weeks.

Overall: the market continues to reward realistic pricing and strong presentation, while buyers still have room to be selective.

šŸ” Flagstaff’s Weekly Market Update šŸ”

Whoa—there was some movement last week! We saw a substantial increase in new listings, but the number of homes going pending picked up, too. The result? Inventory stayed pretty steady.

After last week’s unusually high average sales price, we’re also back closer to what’s typical for the Flagstaff market.

More homes coming on + buyers still making moves = a market worth watching as we head toward fall. šŸ‘€

Radon is one of those things you can’t see, smell, or taste — but that doesn’t mean it isn’t in your home.

And here in Flagstaff, it’s something homeowners should take seriously.

I recommend testing your home for radon every couple of years. But I’d take it one step further: put a radon monitor in your home so you can keep an eye on the levels year-round.

Kat and I have one in our own home. It continuously monitors our radon levels and gives us a much better picture than relying on a single test every few years.

šŸ” Flagstaff’s Weekly Market Update šŸ”

Inventory continues to climb, while last week’s average sales price topped $1M - although that’s based on a smaller number of closings.

We’re seeing more activity in the higher price ranges from buyers upgrading, purchasing second homes, or making lifestyle moves, while some of the lower-priced homes are sitting longer. Higher rates may also be playing a part in making it harder for first-time buyers to get their foot in the door.

Welcome to August! It’s hard to believe we’re already in the final stretch of summer. While many families are squeezing in last-minute vacations and getting ready for back-to-school, the real estate market is continuing to move at a steady pace.

This week, we saw another uptick in new listings, which pushed inventory up slightly. At the same time, the number of homes going pending held steady, showing that buyers are still active despite having more choices.

Have you ever stopped to think about how much history is packed into the Weatherford Hotel?

Built in 1900 by brothers John and William Weatherford, this Flagstaff landmark has been standing for more than 125 years. It welcomed travelers arriving by train, survived the ups and downs of Route 66, and has seen generations of locals celebrate, gather, and make memories within its walls.

One of its most famous features is the Zane Grey Ballroom, named after the legendary author who often stayed at the hotel while writing and exploring Northern Arizona.

Today, the Weatherford remains one of the most recognizable buildings in downtown Flagstaff and a reminder of how much our city has grown while holding onto its history.

Mortgage rates have been making headlines lately, and while everyone is waiting to see where they go next, the Flagstaff market continues to stay surprisingly steady. Inventory dipped ever so slightly this week, while buyer activity remained consistent.

As we head toward the end of summer, it’ll be interesting to see if potential lower rates spark another wave of buyers, or if the market continues this balanced pace. Either way, it’s proving that real estate is still a local game.
