☀️ Flagstaff’s Weekly Market Update ☀️

Hello, June! Hard to believe we’re already here. As we closed out May, the market slowed a bit—which isn’t too surprising between Memorial Day weekend and many schools starting summer break.

We saw fewer new listings and fewer homes go pending, but total inventory still climbed to above 400 active homes… something we haven’t seen since about August of last year.

As summer officially kicks off, we’ll see if buyers jump back in after vacation mode winds down.
More inventory = more opportunity. 🏡

Most buyers hear the term “earnest money” and immediately think they’re risking that money the second they write an offer. That’s not how it works.

Earnest money is simply a good-faith deposit that shows a seller you’re serious about purchasing their home. It becomes part of your down payment or closing costs when the transaction closes.

Here’s the part many people don’t understand: if you’re within your inspection period and discover issues with the property, you can typically cancel the contract and receive your earnest money back. The same can apply under other contract contingencies when handled properly and within the required timeframes.

The purpose of earnest money isn’t to trap buyers. It’s there to show commitment while protecting both parties during the transaction.

Before you write an offer, make sure you understand exactly when your earnest money is protected and when it could be at risk.

Built in 1911, the historic Orpheum Theater has seen more than a century of Flagstaff history. From silent films and vaudeville acts to live concerts and packed downtown nights, this place has been part of the heartbeat of Flagstaff for generations.

What’s crazy is… while almost everything around it has changed, the Orpheum is still doing exactly what it was built to do — bring people together.

If you’ve ever been to a concert there, grabbed a drink before a show, or stood shoulder to shoulder singing along with a packed crowd, you know there’s just something different about it. It’s one of those places that makes downtown Flagstaff feel like downtown Flagstaff.

The market is continuing to find its rhythm. The number of homes sold last week stayed almost identical to the week before, holding steady since interest rates jumped back up at the beginning of April.

Inventory climbed again this week, fueled by another increase in new listings. While the number of homes going pending also increased, it’s not quite keeping pace with what’s hitting the market—giving buyers a few more options as we head toward summer.

This week brought another bump in inventory, increasing by about 5% compared to last week. Meanwhile, the number of new listings and homes going pending stayed relatively steady—showing that the market is continuing to move at a balanced pace.

As we head deeper into the spring market, buyers are continuing to gain options, while sellers still have opportunities if their homes are positioned correctly. Consistency seems to be the theme right now—and it’ll be interesting to see how things shift as summer gets closer.

Everyone loves the idea of a short-term rental… until they actually own one.

Here’s the reality most people skip over:

* Zoning matters — some areas in Flagstaff don’t allow them at all

* Market saturation is real — if there are too many nearby, occupancy drops fast
* Not all properties perform the same — location, access, and layout matter more than people think
