Today, we honor the brave men and women who gave their lives in service to our country. Memorial Day is more than a long weekend — it is a reminder that the freedoms we enjoy, including the ability to build a life and a home we love, came at a tremendous cost.

Thankful Thursday

Today I’m especially grateful for the incredible people behind the Arizona Association of REALTORS® forms and contracts.

I had the opportunity to review a contract from another state today for a former client and let’s just say… WOW. It reminded me very quickly how fortunate we are here in Arizona.

Our contracts are not only thorough and protective, but they are also designed to be understandable and manageable for clients during one of the biggest decisions of their lives. That doesn’t happen by accident. It takes countless hours, knowledge, collaboration, and people who genuinely care.

As someone who teaches continuing education, coaches agents, serves in AAR professional standards, and has worked in the trenches of real estate for two decades, I truly appreciate the village it takes to create forms that help both REALTORS® and consumers navigate transactions with greater confidence.

So today, I’m thankful for the Forms Committees, the legal minds, the volunteers, and everyone working behind the scenes to make Arizona real estate stronger.

Arizona is MY village.

Monday Markets - Flagstaff Real Estate Update

The Flagstaff market continues to show a slight seller's advantage, but we are also seeing signs of a more balanced and strategic market emerging. Inventory is climbing, price reductions are increasing, and buyers are gaining a bit more negotiating power - especially when homes are overpriced or not fully market-ready.

What this means for Sellers:
Pricing strategy matters more than ever. Buyers are watching days on market closely and responding strongly to homes that are priced correctly, professionally marketed, and move-in ready. The homes generating the most activity are the ones that stand out online immediately.

What this means for Buyers:
More inventory means more opportunities and potentially more negotiating room than we saw over the past few years. While Flagstaff is still slightly in a seller's market, buyers are gaining leverage in certain segments - especially on homes sitting longer or with multiple price reductions.

Thankful Thursday

Today I'm actually thankful for the conversations agents across the country are having about protecting both homeowners AND personal information because some of the newest real estate scams are getting incredibly convincing.

Recently saw a message from a "buyer" that sounded normal. They said they were very interested in a new listing I had and preferred a Zoom meeting because phone calls at work had connection issues. Professional. Polite. Believable.

That's exactly WHY people need to be careful.

Some of these "buyers" will communicate for DAYS before suggesting a Zoom call. Then they send a fake meeting link to steal passwords, banking access, stored browser information, and personal data once someone logs in.

This is also an important reminder for homeowners thinking about selling on their own. Real Estate transactions involve sensitive information, and unfortunately, the "bad guys" know that too.

Please SLOW DOWN, verify links carefully, and never assume a professional-sounding message is automatically safe. In today's world, protecting your digital safety matters just as much as protecting your home.
