The biggest mistake I see buyers make in Flagstaff, AZ has nothing to do with the house they choose.

It’s buying at the very top of what they’re approved for… and then realizing that the monthly payment leaves very little room for actually enjoying life.

And in Flagstaff, where home prices are higher than many surrounding Arizona markets and mortgage rates are still in the mid-6% range, your monthly comfort level matters just as much as your purchase price.

Here’s how to avoid becoming house poor 👇

🏡 Get pre-approved — but don’t automatically shop at your max.
There’s a big difference between what a lender says you can afford and what you actually feel comfortable paying every month.

💰 Look at the FULL monthly cost.
Mortgage + property taxes + homeowners insurance + HOA fees, when applicable.

🔨 Plan for homeownership expenses.
Maintenance, repairs, utilities and those unexpected expenses that eventually come with owning a home.

✈️ Leave room for your LIFE.
Vacations. A new car. Kids. Savings. Restaurants. Emergencies. Whatever matters to you.

📍 Tell your agent your comfortable number — not just your approval amount.

I didn’t plan on being this obsessed with living in Flagstaff, Arizona…but that is the reason why I have lived here since 1998 🌲

A few of the things I love most about calling Flagstaff home 👇

The views never get old — Driving through town with the San Francisco Peaks in the background, walking the trails at Buffalo Park, or catching a sunset still makes me stop and appreciate where I live.

The community feels like home — Flagstaff has grown, but it still has that small-town feeling. You run into familiar faces downtown, people support local businesses, and neighbors genuinely show up for one another—especially when the snow starts falling!

There’s a lifestyle for everyone — You can live in a historic home near Downtown Flagstaff, a golf community like Flagstaff Ranch or Pine Canyon, a cabin surrounded by Ponderosa pines, or find acreage and wide-open views in Doney Park. And no matter where you live, you’re never far from a trail.

The seasons make life interesting — Sunny summer mornings, afternoon monsoons, fall colors, snowy winters and spring days that somehow include all four seasons before dinner. 😂 I didn’t fully appreciate how special that was until I lived here.

What I would miss most? — The smell of the pine trees after it rains, cool summer evenings, the Peaks, hiking trails right outside our neighborhoods, and grabbing coffee or dinner at favorite local spots like Late for the Train, Pizzicletta and Mother Road Brewing Company.

Flagstaff isn’t just a beautiful place to visit. It’s a lifestyle—and after nearly three decades here, I still genuinely love helping people find their place in it.

01 — Traffic is not Phoenix traffic, but school drop-off, NAU, snow days, and Milton Road can definitely test your patience.

02 — Doney Park, Kachina Village, University Heights, Ponderosa Trails, Flagstaff Ranch and Continental Country Club all have their own feel — and some buyers overlook them until they actually drive through.

03 — You will quickly become attached to local favorites like Macy’s, MartAnne’s, Tourist Home, Pizzicletta, Shift, and a good downtown patio on a sunny day.

04 — Flagstaff has a small-town heart with a big mix of people — NAU, retired life, outdoor lovers, longtime locals, second-home owners, and families all blend together here.

05 — Buffalo Park, Thorpe Park, the FUTS trail system, Snowbowl, Walnut Canyon, Lake Mary, and endless forest access are a huge reason people never want to leave.
