Buying or selling a home in Long Valley, NJ? Here are a few things I’d recommend doing, and a few I’d definitely avoid. 🏡

After six years in real estate, I’ve seen how some seemingly small decisions can make a big difference in the outcome.

A few things I feel pretty strongly about:

✅ Get preapproved before you start seriously looking. Online mortgage calculators are a starting point, but a good lender can help you understand what you can actually afford.

✅ Price your home based on today’s market. What your neighbor sold for last year doesn’t necessarily tell us what buyers are willing to pay today.

✅ Don’t skip the home inspection. Even in a competitive market, it’s important to understand what you’re buying before making such a big investment.

✅ Avoid making major financial changes before closing. That new car or furniture purchase can wait until after you have the keys!

There are a few more in the carousel, but they all come back to the same thing.

A little preparation and good advice upfront can save you a lot of stress, money, and frustration later.

The longer I work in real estate, the more I realize that the things I’m most proud of aren’t always the things you see on social media.

After six years of helping buyers and sellers in Long Valley and throughout Morris County, I’ve learned that success isn’t just about how many homes you sell or how many awards you earn.

It’s about the things that happen behind the scenes.

Knowing when to tell a client to slow down before making an expensive mistake. Catching a detail that could become a much bigger problem later. Having the experience and the right connections to figure things out when something unexpected comes up just days before closing.

And sometimes, it’s telling someone that buying or selling right now might not be their best move.

Those aren’t the things that make for exciting social media posts, but they’re the things that matter most to me.

Because at the end of the day, my clients probably won’t remember how many homes I sold that year.

They’ll remember whether I was honest with them, whether they felt supported, and whether I knew what to do when things didn’t go according to plan.

That’s the kind of real estate agent I want to be.

Northern NJ home sellers — losing a buyer mid-contract doesn’t mean losing the deal. 🏡

My client had their home under contract within a week. Then the buyer walked during inspections. With a move to another state already planned, this wasn’t just stressful — it was urgent.

Instead of panicking or dropping the price, we paused, fixed the key issues from the inspection report, came back with open houses, and held firm on the original price.

One week after relisting? Back under contract.

That’s not luck. That’s a plan.

I get why Morristown gets all the attention, but there are a few things about life here that are really hard to beat. 😉

For me, it’s having Rock Spring Park’s pickleball courts and trails like the Columbia Trail minutes away (you might have to grab your spot early, but it’s worth it), coming home to a backyard built for lazy porch weekends, and still being close enough to farms and open space that your Saturday actually feels like a Saturday.

Morristown absolutely has its strengths, but this is where I’d put my money.

Spend enough time in Long Valley and you start to understand why people are so loyal to it.

Proof that I made the most of summer in Long Valley ☀️
A few closings, a standing coffee date with my sister at The Coffee Potter, strawberries at Ort Farms, a spa day I finally got my girlfriends to commit to, and more weekends in Beach Haven West than I’d care to admit. Milo made it to every single one.

Working in Long Valley real estate means I get a front row seat to some pretty special full circle moments. 🫶

The first time buyer who starts out wondering if they’ll ever actually feel ready, and then watching them get the keys to their first home.

The family who sends me pictures a few weeks after closing because the boxes are finally unpacked, the pictures are on the walls, and the house is starting to feel like theirs.

Or someone who’s been thinking about moving to Long Valley for a while, following along, learning about the area, and saving my local recommendations, who eventually reaches out and says, “Okay, I think we’re ready.”

Those are the moments I love.

I get to meet people when buying, selling, or moving still feels like a big question mark, help them figure out what makes sense, and sometimes get a little glimpse of the life they’ve built after closing.

That part never gets old.

Do you really need a real estate agent to sell your home in Long Valley, NJ?

Technically, you can handle a lot of the process yourself.

But selling a home involves a lot more than putting a sign in the yard and uploading it to the MLS.
