Sold! Getting to this point was difficult, and my buyers demonstrated immense patience while we awaited closing documents. This should have closed months ago, but the seller decided to move out of the country in the middle of the transaction. That decision impacted the timeline significantly and required several visits to the embassy to notarize documents that are considered acceptable for use in the United States.

Perseverance and patience were necessary to keep things moving along, and consistent communication was essential to alleviate my buyers’ concerns about the pace at which the deal was proceeding.

Sometimes inching forward is the only way to get a deal done, and level heads need to prevail to keep things on track. I’m glad we finally made it to the end, and my buyers can now enjoy the country escape that they had been dreaming about.

This Windham closing was a wild ride. Halfway through the deal, the seller moved out of the country, which added embassy visits, international notarizations, and months of delays that none of us could have predicted.

My buyers stayed incredibly patient, and I focused on keeping the process moving one careful step at a time. Sometimes that is what it takes to get a deal done upstate: steady communication, level heads, and persistence.

Now my buyers finally get the Catskills escape they have been dreaming of, and I could not be happier for them.

Closed! My buyers just purchased this parcel of land adjacent to the home they bought with me a couple of years ago. After all of the fabulous improvements they made to their home, and a full time move upstate, the last thing they wanted was someone building a home right next door.

The thought of years of construction, including endless noise and reduced privacy, just wasn’t going to work for them. We discussed whether or not this was the right financial move, and after running the numbers and exploring what other uses the land could offer, it just made sense.

The reality of real estate is that you often cannot control that which you do not own. The peace of mind and flexibility to plan future projects almost always makes sense at the right price. Here’s a perfect example of when buying the surrounding land was a no brainer. I’m thrilled we talked this through and made this strategic move together.
