One of the things I always want sellers to think about before listing is what they plan to take with them.

That light fixture you love? The custom closet system you invested in? Even the tree you planted years ago? These are the kinds of details that can create confusion if everyone isn’t on the same page.

If there’s something you want to take with you, tell your Realtor before the home goes on the market. Certain fixtures and items can be excluded from the sale, but it needs to be handled correctly in the listing and contract so there are no surprises later.

It’s a small conversation that can save a very awkward one at closing. 🏡
