So once you’ve done a consultation, what happens next?

Well, I start to create a plan for each room. I’ll list out the functions for the room, the dimensions, and any special requests the client may have. From there, I start to list out what furniture pieces I will need. I start with a color palette that includes the tones of the walls, floors and anything else that may be relevant. Next, I add in colors I think will complement each other in the space. This gives me the ground work to start sourcing furniture. Once I have all the furnishings, I put together a rendering so the client can see everything together in one place. At that time, they either give me the green light or we discuss changes. If we get the green light, it’s time to order!

How do I decide where to procure furniture?

During the consultation process, I find out from you where you like to shop and we go over the budget. This helps me determine where to start looking. It’s also important for me to understand my client’s goals for the space. For example, the furniture someone puts in an Airbnb might not be what they would want in their primary home. Take this sectional for example. My client was furnishing a second home and wanted durable but affordable furniture (with the exception of splurging a little for the sitting areas since this would be where they would spend the majority of their time). So, with the budget, style, and quality in mind, I started to scour high end outlet stores. I found this beautiful genuine leather sectional, complete with an ottoman and recliner. It was discounted because one of the plastic wheels for the ottoman was missing. Knowing that would be an easy and inexpensive fix, we got this for a fraction of the retail cost! Communication and having an in-depth understanding of what your client is looking for is critical!

Occupied vs. Vacant Staging

First off, what is the difference between these two?

Occupied staging is staging a home that someone currently lives in and has furnishings for. Vacant staging, as the name implies, is staging a home that is vacant with nothing inside. This could be new construction, a flip, or maybe a home you moved out of prior to selling.

So, whatdoes my role look like in each of these scenarios?

Both start with a consultation to give me a chance to meet you and see your home.

For vacant stages, I come up with a proposal for the rooms I would recommend furnishing and show what I would put in each room.

For occupied stages, I would evaluate areas that may need some help in terms of de-cluttering, de-personalizing, and optimizing the light and layout of your furnishings.

All of these things play a huge role in how prospective buyers visualize themselves living in that space!

Hi, it’s me Ann 🙂

I have recently started my own staging and design company serving the WNC and Upstate SC areas. My goal is to come alongside homeowners and realtors and help homes sell for the most competitive price, fast.

Here is a little about me! My husband, Luke, and I live in the Fletcher, NC with our two dogs Luna and Danny. We both enjoy playing pickleball and spending time outdoors. When I’m not staging, I love refurbishing furniture and doing home renovation projects.

In the next few weeks, I would love to share with you my passion for this business and explain why staging can play such a crucial role in the selling process.
