Case Study #3 - Equity, Equity, Equity!!

We have an asset that we have stabilized in 2.5 yrs. Our in house team renovated, created forced appreciation, and aligned rents with market conditions. At take over this deal appraised at $787k, client purchased the deal at $560k. With under budget capital injection, rents brought to market rates, and placement of qualified residents this asset is ready to go to market at a 7% cap rate! With the stabilized NOI cranking out $101,740.00/year at the current market cap of 7%, the asset demands a value of $1,452,957 for our client! šŸš€šŸš€ 😮 🤯

Here’s the breakdown:

- Total Capital to buy the deal - 20% down payment on the $560k purchase price is ($112,000)

**Project we are working on for a client**

This one will be a massive WIN-WIN which is the only way we will do business! šŸ‘Š

During our meeting this week, we put pen to pad just to simplify the math for our client. We don’t JUST manage properties or projects, we are ASSET managers for our clients. This is a 24 unit project that we’ve been working on for several months. See below for the numbers this deal will produce.

In commercial real estate or apartments if you don’t learn cap rates, you are not going to understand the presentation for the deal. You must learn the math and how the capital is placed per project.

We do ALL of this for our clients. Of course below is not the full project scope, but just a snap shot for how we are creating massive value for our clients. Just ONE unit being renovated has increased the value of their property by $77k and there are 24 units total! šŸ’ŖšŸ¼
