feels like summer! Despite the rain that’s been off & on Summer is where the shoals shows off.

I can’t wait for (imo the best night in the shoals) - but in the meantime here’s a roundup of some great things to do this summer:
* shoals coffee trail (now!!)
* WC Handy Fest (July)
* Helen Keller Fest (June)
* tour the frank lloyd wright house, just down the street from me!
* catch a movie at Shoals Theatre
* kayak the Tennessee River at River Heritage Park
* spend a Saturday morning at the Florence-Lauderdale Farmers Market (catch Gracie in her farmers market hat, it’s a whole thing)
* take a drive down the Natchez Trace Parkway at sunset
* dinner on the patio at Odette for amazing service & food
* explore downtown Florence + the local boutiques and antique stores
* grab ice cream from Trowbridge’s Ice Cream and Sandwich Shop after dinner downtown
* first Fridays in Florence when downtown is packed with live music, food, and people out walking around
* a slow summer evening at Wilson or McFarland Park with a coffee in hand

There’s something special about a community that turns front porches into stages, and neighbors into hosts.

Sheffield PorchFest is one of those events that reminds you why people love calling the Shoals home. Local music, families walking from porch to porch, and a community that genuinely shows up for each other.

Gracie chalked the sidewalks, Hayden was passed around, and we got to listen to amazing artists and friends.

A lot of first-time buyers in the Shoals are sitting on the sidelines right now.

This sweet couple owns their first home! After looking across the Shoals, they ultimately decided on a new construction home in Muscle Shoals.

They got to meet the neighbors (before they even put in an offer the neighbors welcomed them and said they had a storm shelter if they ever needed to come over… I mean, precious!), get a feel for the area, and negotiate for their interests along the way - including closing costs and repairs.

New construction doesn’t mean that it will be free from problems - but we have leverage we can use on the journey. Most new construction comes with a limited builders warranty for one year, a huge help for those first time buyers that haven’t had everything in their home lining up to break (I’m looking at you, my 1960s house 🤪)

They were such a joy to partner with, I can’t wait to see how they make it their own. Congrats 🤍!

Skipping a home inspection might save a few dollars on the front end, but it can cost you thousands later.

The inspection period is your opportunity to have a *professional* uncover hidden issues. no offense to your uncles/dads/grandfathers/friends/etc 😉 Who you work with matters. A good inspection, with a clear report can help us negotiate repairs, and walk into closing with confidence.

From roofing and foundation concerns, to electrical and plumbing systems, what you don’t see can absolutely hurt you. In NEW construction homes I’ve seen ductwork not connected, broken windows, missing insulation, live wires and more…. Regardless of the age of the home, you should get an inspection.

Strong offers don’t have to mean risky decisions. There are smarter ways to stay competitive while still protecting your investment.

If you’re not sure how to structure an offer that keeps you protected and competitive, that’s exactly where I come in. Sometimes with a mini assistant along for the ride 🙂

Spring market is in full swing, and it definitely feels like it.

Between showings, contracts, and a constantly moving schedule, most of the work ends up happening in the in-between moments at my kitchen counter … or on the side of HWY 72 with my hotspot on, making sure every detail is covered and nothing slips through the cracks.

This time of year can move fast, and it’s easy for clients to feel that pressure. My job is to slow it down where it matters, to keep things clear, protect their best interests, and make sure they feel confident in every decision they’re making.
