OCREE is right around the corner, this is your invite. If you work with real etstae investors and want a way to grow their portfolio and grow your own with a great network of brokers you should attend.

Please see the information below and the attachment about the upcoming OCREE class and marketing session. Points to remember:

Did you know five states do not participate in the multi-state/ "national" background check system? They are Wyoming, South Dakota, Kentucky, Delaware and Massachusetts. I am in Kentucky.

However, all 50 states do pick up the s*x offender registry.

Multifamily Absorption Surges in Key Metro Areas

Despite an overall excess in multifamily supply, certain U.S. metro areas are experiencing a notable demand surge.

Record-Breaking: In Q2 2024, multifamily absorption reached a 24-year record with 390,000 net units leased over the past 12 months, the highest annual figure since 2000. This surge led to a drop in multifamily vacancies by 10 basis points, despite the overall imbalance in supply and demand.

Top markets: A handful of metro areas are outperforming others significantly. The top 10 markets for multifamily demand are Dallas-Plano-Irving, TX; Austin-Round Rock, TX; Phoenix-Mesa-Scottsdale, AZ; Houston-The Woodlands-Sugar Land, TX; New York-White Plains, NY; Atlanta-Sandy Springs-Roswell, GA; Denver-Aurora-Lakewood, CO; Nashville-Davidson-Murfreesboro-Franklin, TN; Washington-Arlington-Alexandria, DC-MD-VA; and Seattle-Bellevue-Everett, WA.

Concentration of demand: From April to June 2024, the net absorption across the 50 largest apartment markets totaled 161,700 units. Remarkably, the top 10 markets accounted for 61,110 units or 37.8% of the total absorption, reflecting their strong demand.

Big picture: Demographic shifts and business relocations from northern and eastern U.S. regions to the south and west have spurred housing demand in these high-growth areas. Despite an initial oversupply, these markets have shown strong leasing activity due to their rapidly expanding populations.

I have been stearing my clients to add small industrial to their portfolio for some time. The demand is very high in good and bad economic times, Now the cost to build is so expensive developers have to buid huge buildings. What is demand for small warhouse in your market?

Rexford Navigates Industrial Market Slump with Smaller Warehouses

Rexford Industrial Realty (REXR) is thriving amid a national warehouse slump by focusing on smaller buildings.

Going small: The Los Angeles-based REIT reported a 2.7% vacancy rate in June, outperforming the Southern California infill market's 3.9% and the national average of 7.1%. Rexford's strategy centers on smaller warehouses averaging 26,000 square feet, leading to higher occupancy rates.

By the numbers: Despite a 4% rent increase, tenants are renewing leases, anticipating future market-wide rent hikes. The firm's executives highlight the high entry barriers in Southern California for similar warehouse sizes, contributing to their stable tenant base.

Earnings report: In Q2, Rexford achieved a net income of $79.8M, a 55% increase from the previous year. Total revenues climbed to $237.6M, a 21% rise. As a result, JPMorgan adjusted the price target for Rexford Industrial Realty, increasing it to $52.00 from the previous figure of $47.00.

Zoom out: Nationally, net absorption for industrial properties fell to 45.5 million square feet from 74.4 million square feet the previous year. Southern California's industrial market is experiencing increased vacancies due to reduced consumer spending, with projections indicating this trend will continue.
